  Rating: 4.5/5 I've been a resident here for just over two years. I'd say my experience is mostly positive. Location: The area is great imo, many food options and two grocery stores within a ~5 min walk. Other than a little while at rush hours, traffic is reasonable. My apartment: I really like my 1 bed unit, other than poor air circulation (which isn't a big deal for me)I really have no complaints. I live alone so I've had no issues keeping things clean. My apartment gets plenty of natural light to boot. The building: Overall, it's good. The elevators are down more often than I'd expect which can be annoying, but there's always at least one running. I'm not an avid gym-goer but I think the on-site gym is equipped well enough. I've seen some reviews complain about cleanliness but I personally haven't seen anything I'd consider bad, maybe on other floors it's worse, but my 2 cents is that it's as good as any other apartment I've lived in. Management: Overall, I've been pretty happy with management, they've been easy to work with on the whole. My only complaint is that business hours are spotty. I wouldn't mind that much if shorter hours were listed as long as someone, even just an assistant, were there for the whole time. When I do interact with them they've been quite friendly though.

  I have been trying to get a hold of the manager. I have come by during normal 9-5 biz hours a few times but no one is ever there. There is a note on the door about hours but apparently the hours on the door are different than whats posted. I was trying to help a friend out who is moving to the area. Fortunately, there is a brand new building nearby with an accessible manager.

  My partner and I were really looking forward to touring this property. After 2 visits to find the office closed during regular business hours we were finally able to tour. One of the most disappointing experiences either of us have ever had. Needless to say, we decided NOT to rent at Wilmington Flats after witnessing some disgusting stuff. There were construction remnants stacked against the wall in a common area (looked like it had been there for awhile). The garbage chutes emitted a pungent stench of rotting garbage with what seemed to be an attempt to cover it up with air freshener? Carpeting in the hallways was extremely stained and smelled pretty bad too. Physically, there were too many deficits to list in one review. The most alarming part was after the tour when my partner and I had some candid conversations with a few residents and were warned about how awful the management is and how frequently managers turn over, even to the extent of having taken retaliatory steps against residents who dared question management's practices in the past. Granted, the last part isn't first hand knowledge, but neither my partner nor I could think of any reason that residents told us these things unless they are true. Especially since we had to make 3 attempts to even be able to tour. We will not be coming back.

  Came in for a tour with Hannah, really enjoyed the apartment and the atmosphere. Decided to move to a place closer to work, but this was a high contender. I really appreciate my experience with Hannah, she was very attentive and helpful. Would highly recommend.

  I have lived at Wilmington flats just under 3 years and overall had a generally positive experience as far as apartment rentals go, especially in recent months. Great location and updated apartments. The building went through several management changes in the beginning that unfortunately led to a lot of frustration for residents. Communication was often unclear, policies felt inconsistent, tacked on random fees without explanation, and it was very difficult to get straightforward answers to questions or concerns. However, since the most recent management team took over with Hannah and Kenley, I’ve seen a really positive shift. Communication has improved significantly, and when changes or issues come up, they are explained in a fair, transparent, and professional way. It feels like the current team genuinely wants residents to understand what’s happening when you speak with them rather than leaving people guessing. I’ve seen great improvements like cleaner common areas, hallways that no longer smell like trash, external/package room doors that are secured/lock, staff present in the office during business hours, and overall approachable management. I also appreciate Gehrig in maintenance who promptly responds to my requests. My only recent complaint recently is how often the elevators are down, but suspect this is related to elevator manufacture. Current management has placed prompt requests for repair. Overall, I have had a positive experience with current management and would recommend living at Wilmington Flats.
