  I had the opportunity to tour a couple of their properties in downtown Ogden this week with Lindsay and Kelly, and I couldn’t have been more impressed with the experience. What really stood out to me was their genuine attentiveness and excellent listening skills. Rather than simply showing me available properties, they took the time to understand my current living situation, what I was looking for, and how they could best accommodate my needs. It was refreshing to work with people who genuinely listened and cared about finding the right fit. Lotus has some truly beautiful properties in downtown Ogden, and I’m especially excited about the location of Current, right next to the Ogden River Parkway. It’s a fantastic setting, and I’m really looking forward to possibly calling it home! If you’re considering a move to downtown Ogden, I would highly recommend giving them a call and scheduling a tour. A sincere thank you to Kelly and Lindsay for making the experience so welcoming, thoughtful, and enjoyable.

  Lotus Current is an overall nice property with convenient access to the Riverwalk and downtown. The property is less than five years old and has been managed by several different companies and staff members over the years. Pros: Great location, multi-level living, relatively new construction, and garages connected directly to the residences. Cons: The parking situation outside my residence has been a significant and unresolved problem. I have a two-car garage, but I cannot consistently use it as intended because another resident continues to park a vehicle directly outside/near my garage. I previously raised this issue with management and was told that the spaces outside my residence were designated for my unit. Despite that complaint, the same vehicle continues to be parked there and the parking restrictions do not appear to be enforced. For a property with attached garages, residents should be able to access and fully use their garages without another vehicle obstructing that access. Cottonwood leaf beetles: During the spring, these insects are an everyday problem and regularly find their way inside the home. HVAC and design choices: The HVAC intake is quite loud, and some of the design choices could have been better thought out. For example, the faucets do not seem well matched to the sinks, causing excess water to splash onto the surrounding counters. The primary bedroom’s ensuite bathroom is also quite small. Internet: Internet service is required, but the mandatory service does not appear to come with particularly favorable pricing. Given that residents are required to use it, I would expect a more competitive negotiated rate. Overall, the property has several strong points, particularly its location, newer construction, and attached garages, but there are some recurring issues that detract from the experience.

  I had a great experience with Kelly and Lindsay. They were friendly and responsive. Moving can be stressful, but they made the entire process smooth and easy by answering questions, providing guidance, and ensuring everything was taken care of along the way.

  I have lived here for over a year and overall am very pleased! There a few minor issues we have had that fortunately maintenance addressed very quickly. The monthly fees are a bit steep and leveraged as a "community style" bill when it comes to the "community management fee" as well as the water. The power company also called me five months after I moved in stating that I've been underpaying my power bill because the complex messed up the wiring from the units to the meters. I had to back pay over $300 to make up for paying a lower bill for the townhome I didn't live in. I love the proximity to downtown as well as the Ogden river trail! Good location, decent build, but the bills should be considered before moving in.

  I’ve really enjoyed living at Current Townhomes! The homes are beautifully designed with modern finishes and plenty of space. The location is ideal—close to everything but still tucked away enough to feel peaceful. The management team is friendly and always quick to help, and maintenance is fast and reliable. It’s been a great experience so far and I’d definitely recommend it to anyone looking for a quality place to live!
