*Update* - Despite paying through their online portal and receiving a confirmation email, my final month's rent was lost. I had to provide extensive documentation to prove payment. Almost the entire security deposit was kept, despite thorough and extensive cleaning. Really just baffled by how terrible the move out experience has been.
I lived in these town homes for a year and the home itself was very nice. My beef lies with the management company. I resided there during my time with NXT management, who were difficult to get ahold of and had long response times. I moved out a few days before the new management company took over, and after a month of no contact I reached out regarding my security deposit/final move out fees. They claim to have no record of me living there or “poor records” - trying to blame it on NXT and told me that they’d “see if they can get ahold of them”. This makes no sense. How could you manage the tenants that you took over if you have poor records? Vaseo didn’t hesitate to slap me with several hundred dollars in fees when I was one day late on rent, yet a month of no contact, several calls, emails and voicemails, and no one will bother to respond? Terrible business ethics.

EDITED MAY 8TH 2026: Well... management switched and all has gone to pot. Emails that go to junk mail, so had no idea they'd changed management. By the time we got notice on our front door, rent was due. However it was too late to mail, and the online system was changing (due to new management company) and wouldn't be up for ten days. Which meant, rent would be late if we waited for the system to be up and running. Was able to find an apartment complex 45 min away where they'd accept our rent. Left work early to do the 1.5 hr roundtrip drive.
Fast forward to the next month. Still haven't seen an email with the invite to the new payment system. Called three numbers linked to the property a week before due, all ended in a disconnected number. That's concerning.
Got a letter on door... with a number to call. I called, was able to leave a VM, thankfully they called back quickly. They apologized, removed the late fee (said they were slammed with calls), and said they'd resend the invite for the new system. I got it, logged in, but no way to pay. No button to pay, nada. Shows what I owe, but no way to pay. Tried for a couple days. Called again and a gentleman answered, said the gal I spoke with doesn't work there anymore. Ummm, from three days ago? Regardless, I just want to pay. He noted system has been down. I said I need to pay. He said you can only pay online from the 25th of the month, to the 7th of the next month. And unfortunately this month the system was spotty down during that opening time. Other than that, drive 45 min to manually drop off payment. No way to pay online. Again. Had been trying since last week of April.
This is insane.
Oh, and they no longer manage the dog waste stations. Bags haven't been restocked since new management, and the waste bin is overflowing, hasn't been emptied in almost two months. The dog waste station was a huge plus to us when moving in. Now? Because it's outside our front door, we will need to keep it up ourselves because anyone walking by can use it and it fills up quickly. I asked them at the apartment place 45 min away last month, they said sorry and they'd take care of it. I guess I'll ask again when I take the drive tomorrow.

We’ve been homeowners forever but are currently building and needed something to rent in the meantime. Vaseo is GREAT for us. How I rate a place isn’t how perfect it is but rather by how they handle any problems that arise. We’ve had a few minor items, they’ve been great at responding and addressing asap. They have a couple numbers to reach them thru, you do learn which buttons to push on the line so that you can get a person and not a vm. But I read some of the negative previous reviews and to be honest, they must have hired a new crew since I’ve been around because all the ladies (and maintenance guys) we’ve dealt with are kind, attentive, and concerned that we’re ok. They do really seem to care and work with me anytime I reach out and for that I’m super grateful. They even delivered pumpkins and carving kits for a halloween contest - winner got $100/amazon gift card. How cute is that? Pickleball court rocks, ground maintenance is awesome, and there’s plenty of parking. Place still feels new, basic construction build nothing fancy, but big windows and high ceilings and fab location can’t be beat. Make sure garbage is far enough away from building to get picked up… and … understand how utilities are paid (we own more utility bills than I realized, but that’s on me that I missed it when signing). I think that’s it!
