My partner and I just started the renewal process, completing two years and starting our third. When we first moved in, we just accepted what comes with low income. The selling points for us were that lots of families lived here, so our daughter had friends to play with, the location is great(especially after they finished the smiths right up the road), it's a dead end so we don't have to worry about cars speeding through and the rent was affordable so we can get on our feet. When we initially were looking, Jasmine was such a treat and part of the reason why we went with The Bluffs because she wasn't a pain to deal with like in other complexes we lived. She had so much compassion and empathy, it is clear she understands the people who live here and really levels with us. Anytime that I call, I get an answer by next day at the very latest. I was really concerned about the new property managers and if it weren't for Jasmine still being here so we had at least someone we trusted to care we probably wouldn't have renewed.
The previous property owners didn't seem to have their crap together, to be honest. We would put in maintenance requests and the previous maintenance guy, who basically was by himself the vast majority of the time we have lived here, would level with us that the parts he needed he didn't have or was waiting for them to be approved. Overall, it seemed like the previous owners just didn't care. The new owners, Kettler, seem to be intent on making necessary changes however some of the new staff, I feel, may be a bit tone deaf regarding the property they are managing. So far I have met one of the new maintenance guys, Angel, and he was super helpful and rectified a lot of the maintenance issues we have been waiting on since move in. Most of the problems for the property itself have been caused by residents, generally. For instance, it is obvious that a lot of residents just don't clean up after their dogs. I also have seen kids jumping on benches or grill areas, which causes them to break. The property could be beautiful with a little TLC, which I am hopeful Kettler is willing to step up and provide, unlike the last property owners.
Coming from a family of trades people, it is also apparent that the previous property cut a lot of corners when revamping the units. It seems like Kettler is also starting to rectify that as well and I am hoping that will preventing unintended damage for any new residents, but I haven't seen the new units myself. Examples of what I am talking about are like painting over nails and screws, everything always looking landlord special, the cabinets all look like they are from the mid 2000s and are clearly damaged but painted over to cover the damage. They also put some type of paint over the bathtubs to make them look white but the job was shoddy to start with and has been warping and peeling ever since we moved it. The appliances are all old as well. Angel told me he believed that the temperature gage inside may have gone bad and he will rectify, I just need to put in the maintenance request to do so(100% my fault that I haven't done so yet and plan to next week). The floors "look" nice but are just a really thin, cheap laminate that wasn't properly installed. It still moves because it wasn't taut against the floor and you could see where the bubbling was at upon move in. The output for the dryer vents were completely clogged and the old property managers never did anything about it, so my partner and I attempted to do it ourselves but we don't think we got all the way to fully fix the problem.
I feel for Kettler because they are going to have their work cut out for them. If I were rating purely off of my experience working with Jasmine and Angel, I would give 5 stars to both of them. If I were rating off the old property management, I would give 2 stars. I am still waiting to see what Kettler does going forward but overall my experience has been 3 stars.
