I lived here from March 2024 until I moved out in June 2026, and I wanted to provide a detailed, honest review of my experience. Overall, the community has a lot of great qualities, but there are definitely some operational, management, and maintenance issues that future residents should be aware of.
The Pros:
• Great Neighbors: The environment is incredibly peaceful. Neighbors generally mind their business, and I never had to worry about packages being stolen from my doorstep.
• Family-Friendly: It’s truly enjoyable to see kids just being kids and playing safely outside. It gives the complex a warm, neighborhood feel.
The Cons:
• High Management Turnover: While I know this is sometimes out of a property's direct control, the staff turnover rate here is insane. During my time there, there were four different property managers and an entirely new leasing staff. This constant cycling of management makes consistency and communication a real challenge.
• Inconsistent Monthly Billing: Word of advice to anyone living here: always read every single charge on your monthly bill. There were numerous times when unnecessary charges appeared on my account. Every time I called the leasing office to question them, the charges were ultimately removed, but you have to remain cautious and audit your statements every month.
• Move-In Expectations & Lack of Enforcement: When I initially moved in, the apartment was clearly not professionally cleaned, despite being assured it was (what professional cleaner leaves an apartment without even dusting?). Furthermore, the initial staff heavily stressed a policy during move-in stating that residents had two weeks to bring their pets in for a DNA swab, warning that we would be fined if pet waste was left around the property. Whether that was just a scare tactic or not, it clearly was never actually enforced by management, given the sheer amount of people who leave their pet's waste all over the grounds without cleaning it up.
• Strict Carpet Policy at Move-Out: While they were lenient on cleanliness and rules at move-in, they are incredibly strict at move-out. Be prepared: even if your carpet only shows normal wear and tear and has no actual damage (my carpet was damaged but my roommate’s carpet had normal usage), they will expect you to pay to replace the carpet just for living there practically.
• The Trash Crisis: I truly do not understand how a complex can build 12 three-story buildings and only provide one trash compactor. Unsurprisingly, it is constantly overflowing. Management occasionally sends emails threatening to charge residents if trash isn't placed inside the compactor, but whenever I went to drop off my trash (usually because the valet service skipped my unit), the garbage was piled all the way down the ramp. Even when the compactor was out of order for a few months and they brought in roll-off dumpsters, those filled up just as fast. One compactor for a complex this size is simply not realistic.
• Inconvenient Gate Subscription: Management installed a new gate system back in February. While I understand and appreciate wanting more security for the residents, they passed the cost onto us via a mandatory $5 monthly subscription fee. I feel management could have easily chosen a secure system that didn’t require residents to pay a recurring monthly fee out of pocket.
• USPS Delivery Hurdles: While this isn't directly management's fault, the specific USPS location that services this complex has incredibly restrictive hours (Monday through Friday, 10:00 AM – 4:00 PM). If you miss a delivery, good luck. I don’t know how they expect anyone working a standard American 9-to-5 schedule to ever be able to pick up their packages.
Overall, my experience here was decent. If you decide to move here, you will love the peace, safety, and neighbors—just be prepared to double-check your monthly financial statements, advocate for yourself during move-in/move-out inspections, and deal with frequent trash overflows and unenforced community policies.
