I visited Volare at The Woodlands many times because my cousin lived there, and unfortunately my experiences were consistently disappointing. One of the biggest issues was the cockroaches—they seemed to be a constant problem whenever I visited. The property also often had a bad smell because residents would leave their trash cans out for long periods, especially around the walkways, making the area unpleasant. I also had several interactions with the office staff. Penny was friendly at first, but over time she became rude and difficult to deal with. Management overall seemed inconsistent and didn't always follow through, which made resolving issues frustrating. On top of that, maintenance requests took much longer than they should have. The location itself is decent, but the cleanliness, responsiveness, and overall management of the property really need improvement. Based on what I saw during my visits, I wouldn't recommend living here unless these issues are addressed.

I would not recommend living at Volare at The Woodlands!!!!!! The biggest issue was the roach problem. Seeing roaches once is bad enough, but seeing them multiple times a week became the norm. For the amount of rent you pay, this should never be an ongoing issue. The gates were also constantly broken. It seemed like they were out of service more often than they were actually working, which completely defeats the purpose of having a gated community. What disturbed me the most was hearing members of the office staff make racially discriminatory comments about Indian residents. That kind of behavior is completely unacceptable from people whose job is to treat every resident with professionalism and respect. If you’re hoping the front office will help when problems come up, don’t expect much. Penny, in particular, was consistently rude, dismissive, and unprofessional. Every interaction felt like you were inconveniencing her simply by asking for assistance. Instead of listening and trying to resolve concerns, she came across as argumentative and uninterested in helping residents. The entire office operates more like a high school clique than a professional management team. Rather than communicating respectfully, it often felt like residents became the topic of conversation as soon as they walked away. It’s an incredibly uncomfortable environment. To make matters worse, maintenance and office requests rarely received meaningful follow-up. You submit a request, get what feels like a generic AI-generated response that makes it seem like someone is helping, and then… nothing. Issues are ignored, forgotten, or require repeated follow-ups before anyone actually does anything. At this point, I don’t expect anything to improve. In my opinion, as long as Penny and Theresa are running that office, nothing is going to change. The same issues continue, the same complaints are ignored, and residents are left feeling like their concerns don’t matter. Honestly, I fully expect this review to get the same treatment as every other complaint: a generic AI-generated response saying they’re sorry and asking me to reach out, with little or no meaningful follow-through afterward. I’d be happy to be proven wrong, but based on my experience, I don’t expect that to happen. Overall, between the recurring pest issues, broken security gates, unprofessional office staff, poor communication, and lack of accountability, living here was an incredibly frustrating experience. There are far better apartment communities in the area that actually value their residents and address concerns instead of brushing them aside.

Very Disappointed with the Application Process and Lack of Communication My son and I visited Volare at The Woodlands with the intention of finding our next home. Initially, our experience was very positive. Ms. Makenna welcomed us warmly, provided a virtual tour of the available apartment options, and showed us around the community amenities, including the gym and swimming pool. Although we were never shown an actual apartment unit, we were pleased with the presentation and the overall appearance of the property. Based on that first impression, we decided to submit applications. Unfortunately, that is when our experience changed completely. We paid $130 per applicant and began the application process. When we received the links to connect our bank accounts and submit the required financial documentation, I discovered that my last name had been entered incorrectly, preventing me from completing the process. We made several phone calls and sent multiple emails seeking assistance, but either received no response or responses that took an unreasonable amount of time. After repeatedly trying to reach someone, I eventually had to visit the leasing office in person. Only then was my information corrected by Ms. Makenna, allowing me to successfully complete the required steps and link my documents. Later, my son received another request to submit additional financial statements, since the first step had only connected his bank accounts. However, I never received the same communication. Once again, we called, emailed, and waited without receiving any meaningful response. Once again, we had to return to the office in person to resolve an issue that could have easily been handled through a simple phone call or email. As of the date of this review, six days have passed since our last interaction, and we have still received no update, no follow-up, and no information regarding the status of our application. The complete lack of communication leaves us feeling as though we are not wanted as prospective residents and that the primary interest was collecting the application fees. What is especially concerning is that the application materials emphasize that this community does not discriminate based on race, ethnicity, religion, political beliefs, or other protected characteristics. However, the persistent silence, lack of responsiveness, and indifference shown toward prospective residents create a very negative impression and raise questions about the level of service and inclusiveness that applicants can expect. I would not recommend this community to family or friends. If this is the level of service provided before becoming a resident, I can only imagine the challenges that might arise after signing a lease. For that reason, my son and I have decided to completely remove this property from our list of housing options. I sincerely hope management takes steps to improve communication and customer service, because no applicant should have to repeatedly chase answers after paying significant application fees.

I officially regret leasing at these apartments. The leasing process was already frustrating from the beginning, and things haven’t improved since moving in. The front gates by the office stopped working for me recently even though I have the required sticker, which is extremely inconvenient. Parking has also been a major issue. There’s little to no parking available near my apartment, and there are two cars a Corvette and another vehicle constantly parked on the side that never seem to move. I’m not sure if those tenants are paying to permanently keep their cars there, but it if they’re not it takes up spaces for residents who actually need parking nearby since there’s limited parking in that area. Because of this, I have to park across the apartment complex every single day, which is a huge inconvenience. The main reasons I moved here were because it’s close to my job and the rent seemed somewhat affordable, but living here has been frustrating so far.
