  ​I recently sold my first piece of property and hired Joe as my agent. It was a terrible mistake. Hiring him is the exact equivalent of trying to figure everything out on your own with real money on the table—except you're paying for "representation" that doesn't exist. No matter how poor of a job he does, he still gets paid. ​Here are the specific issues I encountered: ​Incompetence and Guesswork: He will inform you that he created an ad, but he won’t mention that he completely guessed on the lot size. His careless guesswork easily could have cost me thousands of dollars. ​Zero Guidance: He offers absolutely no relevant or helpful advice. He acts strictly as a messenger to relay info to the buyer, providing zero professional insight or advocacy. ​Last-Minute Disorganization: If you are carrying the note, do not expect to dictate the contract terms or get any negotiation support. Everything was dumped in my lap at the absolute last minute and I was essentially told "that's just the way it is." ​I personally believe you would be better off hiring absolutely anyone else. Joe’s only interest is himself; no matter how much his mistakes or lack of effort may cost you, he only cares about getting his cut. Avoid this company.

As the buyer’s agent on the transaction, I can say Joe was professional, responsive, and easy to work with throughout the entire process. He communicated clearly, replied to emails promptly, and always answered his phone—something that truly makes a difference in getting a deal to the closing table. He did a great job representing his sellers and keeping everything on track. I would absolutely recommend Joe for anyone looking for a strong listing agent and would gladly work with him again on future deals.

  My wife and I were in a time crunch to find a new home after many hours of searching online and dead ends I contacted Joe; He returned my call in a tirmely manner, we spoke for less than 30 minutes I told him the situation, the needed time line, price point we were searching for, and the general areas we were looking. Sure enough within a short period of time he had us in contact with a great property owner and their team. Now we are about to move in to our new home. We will be doing any potential future home searching with him after this interaction. I would absolutely recommend Joe Willingham if you are looking for a home.
