One-star review based on how Mariposa at Hunter Road handled a $400 deposit refund issue for my elderly mother.
She applied, paid a $400 deposit, and was denied. Mariposa’s own Final Account Statement dated April 29, 2026 confirmed a $400 refund balance due and stated the refund would be mailed within 30 days.
Texas Property Code § 92.103 requires a security deposit to be refunded on or before the 30th day, subject to the forwarding-address rule under § 92.107. Texas Property Code § 92.109 also addresses bad-faith retention of a security deposit and allows recovery of the deposit, statutory damages, and attorney’s fees if applicable.
The issue here is simple: Mariposa’s own paperwork listed the wrong mailing address. The street name was entered incorrectly, which caused the refund check to be sent to the wrong address. This was not my mother’s mistake.
She repeatedly followed up and was told to wait the full 30 days. When I called on May 26, 2026 to help get answers, I asked to speak with the Property Manager, Casey. Instead, Dustin Rodriguez handled the call, spoke over me, raised his voice, interrupted repeatedly, and disconnected the call twice.
The way Dustin handled the situation was dismissive, defensive, and unprofessional. Rather than listening, correcting the issue, and escalating a refund problem involving an elderly applicant on a fixed income, he talked over me and treated the situation like an inconvenience. That is unacceptable.
Judging by some of the recent reviews, the concerns about the office staff now make sense. The conduct I experienced points to a deeper problem with the office culture under Casey and Dustin — dismissive, abrasive, and lacking basic accountability.
Also, Mariposa’s own website only shows 17 reviews for a property that has reportedly been open for around 20 years. Make that make sense. For a senior-focused community that publicly presents itself as responsive and professional, this experience tells a very different story.
As of June 1, 2026, the 30-day period has passed. My mother still does not have her $400 refund, and we still do not have written confirmation that a replacement check has been overnighted to the correct address.
A $400 delay is not minor for a retired person on a fixed income. Once Mariposa realized the refund was mailed incorrectly because of their own address error, the replacement check should have been issued and overnighted immediately.
