  They deleted my review but here it goes again so everyone can see and not rent there. :) They DO NOT help at all with AC issues which almost every apartment has had ac issues quite often as I am seeing on other reviews. It took them about 2 months to fix my ac. I would call every day for an update. I’d get the same answer “ordering the part.” After it was fixed 2 weeks later ac broke AGAIN. Yet they said they were ordering NEW parts. Yea it doesn’t add up. Also they are very quick to kick you out for a ONE day late payment. Wish they were just as quick and fast to fix the ac. 🤡 Just a bunch of nonsense with these people. Do not recommend. Then they b leaving the gates wide open at night making it easy for people to go in n rob.

  I am a current dissatisfied tenant. I moved in after this apartment was “made-ready.” It was not. First week I noticed roaches, the paint started peeling where they had covered stains in the bathtub, dishwasher doesn’t work, bedroom fan doesn’t work…. Contacted the office and I either let maintenance run free in the apartment or I take time off work for them to do what should have already been done. Today my fire alarm has gone off almost all day. So I took my dogs out because the sound made them anxious. I seriously don’t know how I’m going to survive the next ten months….

  Currently stay here at villa Espada ac hasn’t been working for almost a month it’s hot as hell now the temperature starting to reach almost 80 in the apartment I have kids to how you expect my family to sleep comfortably straight trash bro no communication either from the office the staff or anything

  Writing this review on behalf of a friend. I do not typically write reviews, but this experience warrants one. This property presents itself as a suitable place to live; however, that could not be further from the truth. Based on both personal experience and feedback from current residents, there appears to be a consistent lack of concern for tenant well-being. The most serious issue is the complete failure of the air conditioning system for four consecutive weeks. Management has provided nothing but repetitive and unsubstantiated responses such as “we are ordering a part” or “we are contacting technicians,” with no meaningful resolution. In the State of Texas, especially during the summer, the absence of a functioning air conditioning system is not merely an inconvenience—it is a serious habitability concern. It is both misleading and unacceptable that the property advertises air conditioning as an amenity, yet fails to ensure it is operational upon move-in or maintained thereafter. Prospective tenants should be aware that advertised features may not reflect actual living conditions. At its current price point, this property does not deliver basic standards of livability or responsiveness. If the pricing reflected the lack of reliability—or if disclosures were made indicating that essential systems may not function—this might be more defensible. However, that is not the case. Given the ongoing issues and lack of accountability, I strongly advise against moving into this property. Prospective tenants risk paying full rent while receiving substandard living conditions and ongoing excuses instead of solutions.

  Maintenance is great! Came by super quickly and very friendly. I was having problems with my kitchen sink and he fixed it instantly.
