  I cannot count how many times we had to contact management and follow up on basic repairs or services. They only care about you paying the rent. My mom only has had headaches and currently her mental health is being affected by the horrible situation they are putting her through. From adding charges randomly for additional services, they never provide, like fumigation they don't do. To grass they never mow on my mom's lot. During a storm we had to harass them basically to remove a tree from the lot that was impeding us from using the patio for months. They have disrespectful and careless maintenance. My mom has been asking for months to cover the house skirt and that animals have been there since is open, they do not care. And in top of that they make her feel like she is crazy. They even close the repair tickets without even caring to show up. The house was shifting and she also had to ask for months for them to try to fix it and they showed up unannounced to only destroy the door trying to fix it. Her electricity bill was too high and we were suspicious. Turns out the animals have been messing up under the house since the skirt is open and nobody pay the importance it needs. My mom had to figure it out on her own basically. Now the AC unit has been compromised by some animals leaving her in the TX heat with horrible AC units that do not work well. It is inhumane. The house is rented from them as well as the lot. In top of having to pay for services she does not receives, she also have to deal with the consequences of the high electricity bills due to their lack of care and incompetence. She also stated multiple times about the mailbox being open, now it has been damaged for months and only way you get your mail is by getting out of work rushing to make a line in the local USPS or wait until the weekend. Even something basic like receiving your personal mail they are unable to provide. Worst experience ever. Stay away from this place, do not let the new pool and management mislead you. If I can save even one person from the headaches and pain my mom has been through it is worth it. This is not free, my mom has paid always on time like a responsible tenant, and she deserves what she pays for. My mom has been feeling that this was personal, and I just thought they were incompetent but seeing good reviews below makes me feel my mom is right. This is personal. It has been two weeks without AC they have no excuse.

  I am writing this because it's really the only place to rant. We have lived here for almost 5 years now and don't get me wrong it had been a nice place for 4 years of it. We bought a house and were looking for a lot to put it on. We wanted a place that had very strict policies on noise because we were tired of inconsiderate people playing very loud music and thumping their bass at all hours. We were told this place had community policies that restricted loud music and residents were not allowed to be so loud they disturb their neighbors so we put our house here. Like I said the first 4 years were great. This last year has been horrible. We are now stuck in between 2 neighbors who both blast their bass at all hours. We have made lots of complaints about this. I work from home and my husband works nights. These houses are made with cheap materials and we are basically living right next to each other here so yes when neighbors thump their bass we can hear and feel it like small freaking earthquakes. If I had a baby or small children I would be much more livid than I already am. It seems like either they don't tell people when they move here now to frigging keep it down and I don't know what they have done about the complaints but it's getting to the point that I can't take it anymore. Anyone that is smart and knows about low frequency sounds like bass you can't block that out successfully and yes I can hear it over my noise cancelling headphones that I am now wearing almost all the time now to try to keep some sanity. I am currently looking into selling my house and getting the heck out of here since now it seems like it's getting more and more noisy here with all the bass thumping. I'm sorry but it's hard for us to relax take a nap watch TV when all we hear all the time is boom boom boom boom and sometimes it's so loud from their vehicles subwoofers my entire house shakes. Sick and tired of it.

  Great, Stephenie B, was extremely helpful, she helped me through the entire process. I am not good with phone apps and online documents and this lady had the patience and helped me get through the process. I like this community, it’s quiet and clean. My only concern is that the driveway is not properly defined, I understand that a towing company will tow my truck if it is parked on the grass. Driveway is 90% grass. The home is nice and very well kept. I have no other issues with anything else Big thank you Stephenie, you’re the best!!
