  I love my property and this neighborhood's highly walkable location, but my rushed timeline led me to overpay. After staying in a hotel for over a month during construction, I moved in during July—the peak of the San Antonio summer. Because the builder did not include a refrigerator or a lawn sprinkler system (which neighbors seemed to receive), my entire lawn died within two weeks. Following my purchase, local market demand dropped, and similar houses in the area sold for less.The most critical issue affecting this community is the dangerous, congested rail crossing at Rittiman Road, Gibbs Sprawl Road, and Castle Cross. Because Kirby is a major train station, trains frequently block the tracks for hours without warning. Drivers have no alternative routes once trapped, leading to severe congestion and driver frustration. To resolve this, the city needs to construct either an overhead bridge or an underground tunnel at this junction. Resolving this bottleneck is essential to making the area safer and more appealing.Currently, this train traffic actively suppresses property appreciation despite the high initial purchase prices. It also creates major challenges for renting or reselling. To secure a tenant, I had to drop my asking price to $700 below my monthly mortgage. Furthermore, I watched neighboring homes sit on the market for over a year, shifting back and forth between "For Sale" and "For Rent." This stagnation was driven by competition from cheaper new construction within our community and a surge of newly built, affordable apartment complexes nearby.Despite these current hurdles, I remain highly optimistic. As nearby apartments reach full capacity and the general area grows more crowded, I believe housing demand here will spike. I truly love this community and still highly recommend it.

  Overall we are happy with our home and Pulte stood by their warranty during the first year. Pay attention to the small details, especially for a first time home buyer. We have had many issues with some of the subcontractor work. Our trim work was shabby at best. We had exposed nails under the desk in the planning center. The AC company had to come out a minimum of five time times. The AC unit was placed next to a bedroom instead of the garage, there was a hole in the condenser resulting in water damage, the ducting was improperly routed resulting in improper cooling and noise. The selected wood flooring was an expensive upgrade but we now have cracks and peeling. The level 5 cabinets are poor quality and poorly installed. Unfortunately the upgraded trim work is also not up to par. We've had problems with the baseboards, caulking, windows. We also have a crack in the cement in our garage. The irrigation was only laid below the sod, so we are also having problems with it.

  It's entry level housing with nothing fancy. Just seems the opertunity for small ease of life to be added for cheap wasn't. Didn't even get a water softener loop in the garage. When I built this option was 500 dollars. Don't know why it isn't standard.

  Overall extremely satisfied with my Centex home. There were a few things that were done that I feel were carelessly done (master bathroom sliding doors were put in backwards and the glue holding one came loose. The fuse box in the garage has 2 “dishwasher” labels, and the shelving in the upstairs 2ndary bedroom was low). At the 3 year mark I am happy with my purchase.
