    I've lived nextdoor to one of Mr Wang's tenants for the past year and it has been a truly awful experience. We live in condominiums so it's close quarters. For the past year his tenant has been smoking cigarettes and marijuana inside her unit which causes mine to have a really unpleasant smell. I believe they received a lease violation for the marijuana and it stopped for a period of time but over the past couple months has started again. The tenant is also unable to get their garbage to the dumpsters and lets it sit on the front porch in the heat for days causing a lot of bug activity in my unit. There's a leak on their front porch that is not being addressed so there is a pile of garbage that sits in this leak causing ideal conditions for cockroaches/phorid flies and who knows what else. This was happening last year too. The tenant has several small dogs inside the unit one of which escaped from their property last year and bit me while I was walking to my condo. I say 'escaped' because the tenant never walks them they let the dogs defecate and urinate inside which is then put in the garbage that sits on their porch for days. When I was bit by the dog I contacted Mr. Wang. He was not aware she had dogs and informed me it would be a lease violation. She still has multiple dogs all of which I doubt are vaccinated or neutered. The one that bit me wasn't and who knows if it's still living there. I've complained multiple times to our property management as well as Mr Wang. He stopped replying to my emails after the dog bite. Last I heard they had received lease violations but those are apparently not working. I'm extremely dissapointed that I'm still having to deal with the smells and bugs after all these months. I feel as long as the tenant is paying the rent on time every month nobody cares about the condition of that unit or what the tenant is doing and how it's affecting neighbors. ****Edit in response to Mr Wang Yes I am aware of the hip surgery she had over a year ago and the fact that she doesn't have a car. I even offered to help her with her garbage early last year (she declined). I also loaned her money and gave her rides as I've heard many people on property have done. I unfortunately have no sympathy for her anymore because she has shown no concern about how her actions have affected me and my pets. She couldn't even do me the simple courtesy of smoking her marijuana outside when I asked last year. It took a lease violation for that to happen. As far as someone helping her with the garbage this seems to be an unreliable solution. I have numerous pictures of trash piled on her porch while she was supposed to have someone helping her with it. I'm wondering why she is renting a unit so far from the dumpsters when she is unable to walk/drive her garbage to them. As for the marijuana when it was happening last year and I tried speaking to her about it before reporting it. I could smell it on her porch and coming from inside her unit when she opened the door. I heard the 'it's the person behind me' excuse too when I went over a second time but she then proceeded to tell me she was smoking it in her closet. It continued so I decided to report it. I was told a lease violation was issued and the smell did stop for a while. It would be extremely coincidental if it were the person behind her smoking that they stopped when she received the lease violation. I don't know how long the people behind her have lived there but I didn't start smelling it until spring/summer last year. There is noone living in the unit behind me or above me and I've lived next to the man on the other side of me for 18yrs. I know he doesn't smoke. So I have no doubt that it is your tenant. I have rights as a condo owner also. Specifically our Condominium Declaration and Master Deed Article VII User Restrictions 7.4 Improper Activity No unlawful or offensive activities shall be carried on in any unit or in any part of the condominium project, nor shall anything be done which may be or become an annoyance or a nuisance to the other owners.
