I just moved into The District at Medical Center, and so far, it’s been a great experience! The staff has been very friendly, welcoming, and helpful. A special shoutout to Desiree for always being so kind and helpful whenever I have questions or need assistance. The maintenance team has also been great and addresses work orders quickly, which I really appreciate. Overall, I’m very happy with my decision to move here and look forward to continuing to enjoy my new home!

I am not someone who normally leaves negative reviews, but this experience was bad enough that I feel others should know what they may be dealing with.
When I moved in, my apartment had a cockroach infestation that had the wall and faucets crawling with them. After sleeping there for one night and having some crawl on me, I had to move out to get the issue resolved, and because I had already moved my belongings in, my clothes and other items were left with a strong chemical smell from the extensive pest control treatment. I had to re-clean everything. Despite the apartments instructions to leave the apartment as clean as I got it, I left it even more clean but I was still charged for cleaning and pest-control services because management said they were performed as part of a “routine” service.
My microwave also did not work for nearly two months after I moved in. I submitted multiple work orders, and it took several attempts before I finally received a functioning microwave. The replacement was a used microwave, and during installation, the installer damaged the top of the microwave where it was secured to the cabinet and left a mess on my stovetop. There would be no other way to damage this part of the microwave other than through installation but i was still charged for it.
The move-out charges were another major issue. I was given a statement containing several duplicate charges. I brought this to their attention, but they refused to acknowledge or correct the duplicates. My security deposit was taken, and I was charged additional money beyond the deposit. I ultimately paid the disputed amount because I did not have the time or resources to take the matter to court after being threatened with collections.
If you live here, document everything. Take photos and videos when you move in, submit every maintenance request in writing and explain every single issue in your apartment.

Current resident have been living here going on two years. Writing this review to inform current residents and anyone looking to rent about the complex recently enforcing a towing policy. I requested a renewal for my parking pass months ago which was never processed by office management and was not given proper notice of towing that happened on 7/28 outside of an email blast that same day. That being said this is a violation of Texas Property code. Under Texas Property Code § 92.013 and § 92.0131, written notice of parking policy changes must be delivered by certified mail, hand delivery, or by taping the notice to the inside of the main entry door. The burden of proving proper notice rests with the landlord. A general email does not satisfy these requirements.
Texas Property Code § 92.0131(f), a landlord who violates the notice requirements is liable for a civil penalty of $100 plus any towing or storage costs incurred. The landlord is also liable for damage to a tenant's vehicle resulting from negligence of a contracted towing service.
This hasn’t been my first issue with management not doing their due diligence to process their paperwork effectively. On another occasion I was notified by staff the same day a document was due that it needed to be signed by both me and my roommate (who works night shift and isn’t always available during regular office hours) by the end of the work day otherwise our rent would be increased. Luckily I was able to get that sorted but it’s really unprofessional.
Finally about the actual apartments, the turf in front of building two I don’t think has ever been properly cleaned since I moved in. If your balcony like mine faces the turf you will on hot humid summer days or rainy days be forced to smell it. What is the point of having patio space if it smells awful due to poor maintenance. I am not a dog owner but I would be so concerned about my pet using that turf knowing they could catch salmonella, e.coli, giardia etc. due to poor maintenance. This apartment complex is far from luxury. Gym equipment is rarely maintained for safety, there are days where sanitizer wipes are not available for use and the actual gym equipment is sometimes unusable due to wear and tear. The coffee station they like to offer as an amenity is also rarely stocked or cleaned. The gated parking area is often broken. There is no actual security patrolling the interior parking garage and the apartment complex fails to actually implement security measures like installing cameras in the covered parking garage.
My truck has already been broken into once.
Apartments are super dated and most updates are done cutting corners. I renewed because I was generally okay with the subpar apartment quality and broken amenities because it’s convenient for work but if you can avoid this place I would at all costs. It is not worth it.

Don’t lease here OR renew your lease if you already have one. If you do renew they’ll discontinue you’re auto-pay (not real autopay as you still have to go in a pay a specific variable amount each month or be fined) and charge you a $100 late fee. Then claim it’s out of their hands and give you the phone number/email of some fictional people who will never pick up or respond. Also it’s sketchy, there’s constantly trash everywhere, and if you forget your phone/it’s dead good luck getting to your apartment. This is the first google review I’ve ever left, this place is that bad.
