This place does not provide reputable service and makes false allegations when you move out. Don’t pay overpriced fees if your management is going to try and get you for all the money they can when you are moving over false allegations.

I never leave negative reviews, but I feel compelled to share my experience.
We lived here for one year, paid our rent on time every month, and took pride in caring for our home. While we understand that minor wear and tear can occur during a lease, we were shocked by the charges we received after moving out.
What concerns us most is that the condition being described does not accurately reflect how we left the property. We acknowledge there was normal wear and tear, but the alleged flooring and carpet damages are simply inconsistent with the condition of the home when we surrendered possession.
The upstairs bedrooms were well maintained, and we do not believe the carpets required replacement after only one year of occupancy. We have requested documentation supporting these charges and hope the matter is reviewed fairly. That they simply can’t show us, because there is no documentation. I know this because my home was ALWAYS SO CLEAN, AND SPOTLESS ALWAYS!! & ON TOP OF THAT WE HAD TWO HUGE AREA RUGS ON TOP OF OUR CARPETS! So a majority of the carpet was never stepped on EVER!!! How are you gonna charge us $1400 for new carpet when the majority of the home is wood! & the carpets we’re left in perfect condition.
Despite frustrations throughout our lease, including changes to amenities, we remained loyal residents and never missed a payment. It’s disappointing to have our tenancy end this way.
My advice to future residents: document everything. Take photos and videos at move-in and move-out, save all correspondence, and request supporting documentation for any charges assessed after you leave. We have these, but you better make sure you do too! Because they are coming for you and somebody is very corrupt in the system! So sad because they know dang well they are wrong…
We expected fairness and transparency. Unfortunately, that has not been our experience. DO NOT MOVE HERE. That’s all.

I moved here in November 2023 into a 1-bed/1-bath, then upgraded to a 2-bed townhome after 5 months. I was told my 12-month lease would restart, which I was ok with. I later found out my new lease was 16 months, which I never agreed to. I tried emailing and calling, and was ignored by management for months. I had to threaten to leave a bad review if my lease was not shortened to the agreed terms. Finally, they shortened it to 13 months. So I ended up paying the last month in full, had already moved out on May 4th, and paid $2900 to cover until May 31. On top of that, in the beginning, we were told we would have pool access every day. They ended up not letting tenants use the pool on Sundays unless you are 55+, which is fine, but I would not have moved here had I known this from the beginning. Finally, when I moved out, I was hit with a $1,900 carpet replacement fee. Those carpets were in good condition with normal wear and tear, and I have the pictures and videos to prove it. On top of that, they charged an unauthorized pet fee, which WE DO NOT OWN A PET AT ALL. My mother-in-law would visit and bring her dog. They are charging us for a dog that we do not own. They charged an additional re-paint fee to cover the entire apartment. We were the first to live in that unit, which was only 12 months old at move-out, as these apartments were built in 2024. These charges are completely fraudulent. We left the unit in good condition. I have no choice but to take this to small claims because these charges are ridiculous and unnecessary. This place is so greedy and overcharges because they are struggling to stay occupied. DO NOT MOVE HERE. You will get billed an excessive amount during move-out, and management is very unprofessional.
6/24 update
Management states below they want to speak to us about this. 6/22 they told us “see you in small claims court”. <—- They sure will! They better have receipts for the alleged new carpet!! Liars!!!
NOTICE CARPET IN THIS BEDROOM (nursery). Area rug COVERS MOST OF THE carpet! How is it possible to ruin the carpet when it is covered. Baby was born Nov. 14. We moved May 5th. RIDICULOUS ALLEGATIONS!
Future and Current Residents Beware
If you live at or are considering moving into The Summit at the Reserve, make sure you take detailed photos and videos of every room when you move out.
The management is claiming we left the unit filled with feces and that everything was damaged and ruined. They are also alleging that my daughter and son-in-law had a dog living in the townhouse, which is simply not true. The only time a dog was ever present was when I visited from Houston.
I was personally present on move-out day, and the townhouse was left clean and in good condition. The damage being claimed was not there when we turned over possession of the unit.
If any current or former residents have experienced similar issues with move-out charges or damage claims, please share your experience. Residents should be aware of the importance of documenting the condition of their unit before leaving.
We left the townhouse spotless and strongly dispute these allegations.

We were scheduled to tour today based on the quality and stated amenities we saw on the website, knowing the asking price was on the upper end for comparables.
We then confirmed with Summit on 6/16 that the pool is only available to residents <55 from 12pm-4pm daily and the gym 8am-8pm, and they have previously changed these rules with no advanced notice or compensation for existing tenants.
Between the price, the restricted access, and the inconsistent policies, it’s clear the 55+ community is the only priority for management.
