    Lived here for two years, and all the sudden every package I have is either damaged or missing. The staff totally changed and they do not care about you. Do not move here they don’t even call you back when you have a problem. They care more about blaming residents than actually resolving issues. It used to be so good but quality has really gone down, and it’s an absolute shame because the actual apartments are so nice. Adding that we have had a severe mold problem for almost a year and they did not seem to care at all no matter how many requests I have put in. It’s just so frustrating and when the staff just continues to be apathetic and have a poor attitude it makes the issues even worse. Do not move in here if you care about actually having helpful staff.

    DO NOT LIVE HERE. This was by far the worst renting experience I’ve ever had. They genuinely bribe residents to leave 5 star reviews, so don't believe any of them! I moved out over a year ago and was recently hit with nearly $2,000 in charges sent directly to collections for damages and issues that were either pre-existing or caused by management negligence. My credit score has now been affected because of it. When we moved in, THREE kitchen cabinets were completely missing. We submitted repeated maintenance requests for nearly an entire year and they were never replaced. We ultimately moved out with the cabinets still missing — and then were charged for them upon move-out. I also had my car towed despite it being properly registered with the complex. I woke up for work and my car was gone, and the office offered zero help or accountability. I had to spend hundreds of dollars fixing a mistake THEY made. Parking was consistently an issue because leasing staff and “training” employees would take resident spaces while residents were still threatened with towing enforcement. They also changed our mailbox key without notifying us. I missed important mail and bills because my original key suddenly stopped working, and the office was nearly impossible to reach by phone. Days later, I was casually told they had changed the lock and I needed to pick up a new key. The most frustrating part is that management consistently ignored maintenance requests, communication issues, and resident concerns — yet had no problem aggressively pursuing former tenants for money long after move-out. I would strongly encourage anyone considering this complex to document EVERYTHING in writing and take photos of the apartment immediately upon move-in and move-out. But most importantly, DO NOT EVER LIVE HERE!!!! Looking forward to the property manager's AI automated response telling me these things aren't "normal" like they do with every other review. Give me a call, please! Excited to finally be able to talk to the person responsible for the worst year of my life.

    If I could give this place 0 stars, I would. We lived here about a year ago and had many, MANY issues that continue to follow us. Firstly, getting in touch with anyone in the leasing office is almost impossible. Secondly, leasing agents would take up resident parking spots for their own “trainings” after work hours so we come home to no parking. THIRDLY, some amenities would either be unavailable or broken (almost every lounging chair by the pool. I literally fell through one) even though it comes out of our rent. finally, when we moved out, they demanded almost 2000 dollars on top of our deposit for “issues” and the photo evidence was a wide shot photo of literally every room with zero explanation. “Issue number one” and its just a photo of our perfectly fine and clean bathroom?!? What was wrong with it? We still don't know. They also tried charging us for kitchen cabinets that THEY NEVER INSTALLED THE ENTIRE TIME WE LIVED THERE EVEN THOUGH WE SUBMITTED MULTIPLE MAINTENANCE REQUESTS. When they finally replaced ONE, they did it wrong and it fell off immediately. Getting a hold of them to dispute the charges was almost impossible and when we did get through, we were put on hold and the call would drop. One time they even changed the locks to our mailbox and didn't notify us so we had a few late bills while they took forever to replace the key. Now, the remaining balance is in collections after no word for almost a year. Overall, this place is unprofessional, slimy, crooked, and they have no care for their residents. I wouldn't be surprised if this place is some portal to hell run by the devil himself that employs little useless money hungry demons. NEVER EVER LIVE HERE.

    ****This is a blanket response as the property manager you have in place knows of the issues and problems and passed the buck to another individual. There is a long email thread that is she should have shared with you. I have already done what you asked and still nothing but false claims to fix the issue that’s not resolved……*** If I could give zeros I would. This is by far the worst response to water leaking in the unit. I have reported multiple times over a month and nothing has been done. Don’t waste your time trying to reach the recently promoted office manager. From day one before becoming office manager nothing but poor communication and customer service, quick to pass the buck but will not follow up. Below I have attached photos of water in the unit and now the mold starts. With as much as we pay here you would think it would be better. Nothing but horrible experience. Issues with plumbing and nasty water coming up the drain on multiple occasions, unit advertised as completely refurbished until you get to the bathroom in the master. Looks like they put the old shower, tub and old hardware that doesn’t match and poor job of caulking. The faucet to the tub is a faucet that was once connected to a shower tub combo and was told it had to stay that way. Do not move here. And yes that was a snake in the garage that was ran over. That dirt in the corner is a hole that leads to outside.

    I applied for a 4 bedroom unit. When I applied, the application told me that the base rent would be just over $2000. It seemed like a great deal. Later, the leasing office emailed to clarify the move-in date. When I applied, the application locked in the day I submitted the application and wouldn't let me change it. I let them know the day that I was planning on moving in. I had no idea that this would cause the rent to increase by $500. I can not afford $2500 for rent. When I asked if they would be able to go or the original quoted rent, it took them two days to respond. I ended up finding somewhere else to live. They refuse to refund my application fee, saying that I was the one who cancelled. In reality, I was forced to cancel because of unreasonable price hikes and an unresponsive leasing office. I have spoken with them a few more times to ask for the application fee back. Each time they have said no. This cost me over $300. I cannot afford to just throw away that kind of money. I will be staying away from the Landing and any other property managed by Avenue5.
