  1 Star — Avoid Derby Park Apartments I lived at Derby Park for two years under two leases, and I strongly recommend staying away from this property. My experience involved multiple water leaks in May, including water coming through the AC vent area in my bathroom. I repeatedly reported that the ceiling was wet/dipping and that the vent was not properly secured. Toward the end of May, that vent fell and injured my forehead. Management was aware of the issue beforehand, and Ms. Diaz acknowledged in writing that the vent had not been properly secured. The same day I was injured, they finally sent someone to repair the damaged ceiling/walls, but in my experience the area was patched far too quickly without being properly aired out. Another leak occurred in the same bathroom area toward the end of June, which management tried to call a separate issue. Then, at the beginning of June, I discovered bed bugs. Management inspected my apartment three times. Initially, they wanted me to pay approximately $800 for heat treatment. I refused and sent a certified letter demanding that the building and surrounding units be properly inspected. They eventually inspected the neighboring units/building on the day they performed a one-round chemical treatment in my unit. That treatment did not work. During two later No Caller ID calls, the supervisor told me they couldn’t find the original bed bug report because the employee who handled it no longer worked there. When asked whether I still had bed bugs, I told them yes because I was still being bitten. I also had management accuse me of changing my locks without proof. Ms. Diaz and Veronica came to my door to post a lock-access notice, and my Ring camera captured them laughing. I then demonstrated to Ms. Diaz and maintenance that my key literally wasn’t working because it was an equipment issue. There was no apology. After moving out, they sent me nearly $1,000 in disputed charges, including cleaning despite my having video of myself deep-cleaning the apartment immediately before loading my final box into my U-Haul; blinds damaged years earlier when a child threw a rock through my window, for which I provided a police case number and maintenance was supposed to replace; repainting the entire unit, which I find completely unnecessary considering I have pictures and videos showing exactly what the apartment looked like immediately after I closed the front door and left; and charges to “resurface” the tub and counters that were literally just painted white. I also find it concerning that Hollie Baker, who is associated with ClearWorth Residential/Derby Park, has reviewed the property. That made me question the credibility of the positive reviews. She also sent me an email I was not supposed to receive while I was dealing with management over my injury. My neighbors in Building 11 told me they would provide statements if needed, and while I was moving out, they came outside to help me and congratulated me for finally leaving. My last night there, I couldn’t sleep because of cockroaches crawling in and outside my unit, I found more bed bugs and a bed bug egg on my couch. I was paying nearly $400 more than neighbors in the same or larger floor plans, too. My mental health was destroyed by this experience. During my final month, I barely even lived there and only stayed the last week because I was packing, yet I was still paying rent. Do not move here. I cannot stress that enough. You will regret it. To management, this may just be a job. To you, it’s your home. In my experience, this property did not treat it that way.

  Been here about 6 months now and I can confidently say this is the first apartment complex in a long time where management and maintenance are super quick and professional. Thank you to Yansi Diaz for always making sure I’m taken care of. 🙏🏾

  Muy buen servicio y una excelente comunidad para vivir. Desde que llegó la nueva administración se han realizado muchos cambios y renovaciones que realmente han mejorado el complejo.   I had a great experience at Derby Park Apartments. Veronica and Yansi provided outstanding customer service from the very beginning. They were both incredibly kind, patient, and attentive, taking the time to answer all of my questions and address every concern I had. They made the entire process feel easy and welcoming, and I truly appreciated their professionalism and willingness to help. Thank you, Veronica and Yansi, for making such a positive impression. Excellent customer service like yours makes a big difference!

  Outstanding customer service! Verónica and Yansi were amazing—friendly, professional, and very helpful throughout the entire process. They made everything easy and answered all my questions. Their attention to customers is truly 10/10. I highly recommend them!
