    Love this place went for a tour and ended up signing that day! Josh even stayed over an hour late to help us do it!

    I have been living on the property for 3 or 4 years. I know it was when the property first opened. I love Ferro. I haven’t had any concerns with the property, and I live in the South Building. My husband and I never experienced any issues regarding parking or tampering of my vehicles, and I make sure my visitors register their vehicles when they visit. The management team is professional and personable. The floor I live on is very quiet, and they have taken good care of repairs. They even painted my door once because I scratched it, and I didn’t even ask them to. I just make sure my rent is paid on time and I park in the garage. This is not to invalidate others’ experiences, but my husband and I love it here. No place is perfect, but if issues arise, they communicate them and work toward a resolution. It’s a great and safe community to live in.

    As someone with a good bit of neurodivergence and ADHD, I tend to be very observant about the places I choose to live and invest my financial resources in. With that in mind, I think it’s important to acknowledge that there will always be something for someone to complain about when it comes to apartment living. I mean, come on. The concept of managing 371 multi- and single-family homes with a team of only four people, alongside a grounds crew of no more than four, is no small task. If you don’t think that’s true, let me see you try your hand at it hahaha. But onward we go! My experience here has honestly been one worth writing about. Since moving in, the team has been incredibly communicative and professional. Additionally, any maintenance request I’ve submitted has been handled or dispatched within a reasonable amount of time, especially when taking into consideration the occupancy rate of the property. I truly believe that having a strong property management team is essential for any community, and this property certainly has that. Joshua, Shay, Rolando, and Jenny have all been such a positive presence and grace to this community! Until next time, my fellow reviewers of places!

    I’ve truly loved my experience living here! One of the biggest reasons has been the incredible office staff and the genuine care they show to residents. Rolando is absolutely amazing as the office manager. He is professional, attentive, understanding, and always goes above and beyond to help in any way he can. You can tell he truly cares about creating a positive living experience for residents and keeping the community running smoothly. Every interaction with him has been pleasant, and his leadership really sets the tone for the property. Jenny is also such a sweetheart and has been so kind and welcoming from the beginning. She always greets residents warmly, is patient, helpful, and makes people feel seen and valued. You can genuinely feel her heart for people, and I’ve really appreciated the relationship I’ve developed with her over time. Josh has been wonderful as well and is always on top of things whenever I need assistance, especially with print requests or questions. He’s responsive, dependable, and always willing to help with a great attitude. I also really appreciate the resident events the team puts together. They’re always thoughtful and create such a nice sense of community. It’s clear the staff puts effort into making this more than just an apartment complex. Overall, I’m truly grateful for my experience here and for a team that consistently shows professionalism, kindness, and care toward their residents.

    I would not recommend living here and here’s why: (update) BLACK MOLD IN AIR VENT & APT -UPDATE: I discovered black mold growing out of the air vent in my bedroom. When maintenance came, they tried to tell me it was dust….when it was clearly black mold. After seeing that, I searched the rest of the apartment and found it growing all throughout my alcohol cabinet. It was so rampant that it was eating away at the tin cans in the cabinet. All the canned cocktails that were covered in black mold were completely empty without being opened or busted. Pictures are attached below. -“Luxury Living” and you’re paying a price point that would reflect that BUT everything in the home is falling apart and no one is willing to work with you to get maintenance to fix your problems. Vinyl cabinets are peeling all throughout the apartment, baseboards of cabinets also peeling, door handles missing upon move in, door handles rip out when you try to close the closet door, yard gates don’t align so they don’t close or lock. I’ve attached pictures of all of this. -Jenny is not actually helpful and she’s unfortunately running the place. she was nice when i originally toured but now seems very disinterested, not personable, and unhelpful. Literally a few minutes ago, I went into the office to ask where the dumpsters were located so I could dispose of furniture properly. Joshua went to ask Jenny where I should dispose of it, she looks up at me from her computer through her glass office (with a scowl), and says to him “she can’t dispose of that here, she needs to put it elsewhere.” not even willing to help me figure it out when 1) people have disposed of their furniture in the dumpsters since I’ve moved in here and 2) when they stopped putting the dumpsters out, people continued to leave their furniture where the dumpsters used to be. she didn’t even offer to allow a paying resident to have access to her building’s dumpsters to dispose of something properly. every single complex i’ve lived in has always had a designated area for disposing of furniture because ITS A LIVING SPACE AND PEOPLE NEED TO GET RID OF THINGS WHILE LIVING HERE OR MOVING IN/OUT. -communication is horrible. i’m going on month 2-3 of trying to get maintenance scheduled in my home. i get it scheduled with the office, they don’t show up on the day i’ve gone out of my way to make myself available (they only work m-f 8-5 while i am working my own full time job), it takes days or weeks to get any type of answer from the office on why they didn’t show and when I can get them scheduled again, and this is a reoccurring cycle. -police are always here. i once saw jenny walking through the courtyard with 8 plano pd officers (im not even being dramatic), they put a police camera unit on property for a few weeks then it was gone, and it constantly smells like weed (at least in building 2) at all hours every single day. -cockroaches are literally everywhere y’all. i was once in the middle of a shower and felt something on my foot. i thought it was hair, looked down to find A ROACH. but we pay extra every month for “pest control.” -the people they use for trash valet are hit or miss. they just won’t come some days they are suppose to or they will randomly decide to not pick up certain people’s trash for whatever reason. i thought it was just me dealing with it, but after walking through the halls i noticed people leaving signs out for the trash people saying “do your job and pick up the trash” -UPDATE: we were notified that the coffee machine (amenity we pay for) has broken beyond repair. then we were informed that the machine they chose to replace it with will “allow” residents 10 complimentary cups of coffee per month, like we didn’t just receive free coffee whenever with the previous machine. they sent that info out like it was exciting. i know some neighbors that used that coffee machine every morning before work. -Joshua is the only good thing about this apartment complex.
