I recently moved in last month, and honestly have to say I am very happy and satisfied with my experience. The ladies in the front office are awesome!!! Any concerns or issues I have, Maria immediately does whatever she can to correct the situation. Very satisfied with the apartment itself, spacious and well kept. Even had a washer and dryer that I wasn’t expecting, all in all… I feel great that I chose this property. Very well managed and maintained 👍

I moved in 3 weeks ago and my water heater as broken 3 times. Each time it takes over 24 hours (which is against Texas Law) to fix and it's always some excuse and I'm tired of it. I'm tired of the property manager Wanda, who is not good to her staff or the people that live here. Trying to talk to someone who is immediately defensive and who just hears the keywords to the problem you are having, and then they say whatever they need too or blame it on others, does not give you their full attention, continues to talk over you so they have sense of control, to then make you go away after they have finished speaking with you and nist continue to type on their computer. This is not someone who should be running this place nor running any place that deals with people in fact. I cannot stand the lack of communication from the maintenance team either, they only speak after making a complaint to the office and even then, they send the youngest one to take the hits because the maintenance manager has NO ability to take ownership of errors or tasks or issues. The only 2 people who have been of any help have been Maria (front office) and Jay, (maintenance).
Absolutely not worth your time, your money or energy. Another day of me not having hot water...I have not had hot water here for 8 days, going on 9. In total, 8 out of 18 days of not hot water. Tell me how that makes sense and tell me WHY they are not somehow trying to correct for this. Trying to offer some other support to use a hot water or offer to put credit towards our account for the inconvenience. Completely unacceptable, I would advise you to RUN from this place, as fast and as far as you can. Don't even get me started on the cigarette butts and trash left about...

Wouldn’t move here. Cockroaches. Everything breaks. Mold. Psychotic neighbors. Constant evictions. Breezeways cleaned every other year. Gates don’t close.pool closed 6 months of the year. Dumpsters overflowing. Constant construction. A public car wash available for 6 months out of the year. Overcharging after move out 1,100 lol insane.Refer to photos. Look elsewhere.

I have lived here for over five years and have seen several owners and office managers come and go. Unfortunately, this property has steadily declined and is no longer a place I would recommend. When Andrew was the manager, there was visible progress being made. The property was being improved, maintenance issues were addressed, and residents were treated with respect. Since then, the overall management and condition of the property have deteriorated significantly.
The current office staff are often rude, dismissive, and unapologetic when residents bring concerns to their attention. One example is the front gate, which has been broken for an extended period. Residents have been told that fixing the gate will not stop people from breaking into vehicles. While no gate is perfect, a functioning gate at least provides an added layer of security and would help slow down unwanted traffic entering the property.
The pool is constantly closed, like right now with no discount for the remodel, and there seems to be a police presence every time you turn around. Parking has become a major issue because many units appear overcrowded with two to three families living in one apartment , with multiple vehicles competing for limited spaces. Trash is scattered throughout the property and frequently piled outside of the dumpsters because many residents do not properly dispose of their garbage. The dumpster gates are often left open, creating visibility issues and making it difficult to safely see around corners while driving through the property.
Another ongoing problem is the amount of dog waste throughout the community. Many pet owners simply do not clean up after their animals, and it is common to find dog feces near patios, windows, sidewalks, and common areas. The landscaping is poorly maintained, and there are visible cracks developing around the property that raise concerns about the long-term condition of the buildings. Roach infestations have also become increasingly common, creating additional concerns for residents.
What is most frustrating is the apparent lack of concern from management regarding these issues. Residents deserve a clean, safe, and professionally managed community. I would encourage the property owner to spend time on-site and see firsthand how this property is being managed. There are serious quality-of-life concerns that need immediate attention before conditions continue to worsen.
When my lease expires, I will be moving. Based on my experience over the past five years, I would not recommend renting here.
