First and foremost I would like to warn others who read reviews in hope of gaining honest feedback before making a huge decision on where they would like to live in the future. Management is definitely leaving fake reviews in regards to the recent 5 star reviews praising management and maintenance. Honesty, Integrity, and Accountability is something that PLENTY of us have noticed that the new team that has taken over the Mark at Midlothian lacks. And you can most definitely tell by the reviews with 6+ hearts of people agreeing with said reviews. One thing I have noticed about Avenue5 management is that they love to save face publicly but refuse to acknowledge or hold themselves accountable for their poor service and performance privately.
This place used to be great until they switched to Avenue5 management. One of the worst companies to deal with when it comes to apartment renting. As soon as old management (ZRS Management) left things got bad really fast. Stairwells are filthy pretty much always, Dog feces is everywhere from the owners not picking up after their pets, ant and silverfish problems, quality of residents declined, loud music all hours of the night, people walking around at night looking suspicious, etc. The place truly is turning into the ghetto. I am still wondering what Micheal Steen who is the now manager of the property does all day to still be on payroll , because nothing that is major or urgent that needs to be resolved ever gets solved by him and complaints you have, will go in one ear and out the next. You can tell he doesn’t care about the residents and is just there to continue getting a paycheck. Not to mention It is extremely difficult to even talk to him. every time I go to the leasing office he is either gone or his door would be closed while he is just staring at the computer screen. The maintenance department declined drastically as well. Anthony is extremely condescending and lazy and his attitude when he enters the apartment is very well obvious that he doesn’t like or wants to do his job. It is a burden to get him to replace things that obviously needs to be replaced, and if it is a more complex fixture you can absolutely count on him to beat around the bush and avoid it completely. Useless Management will read this review and try to save face like they always do by replying something along the lines of “ We are sorry about the challenges” or “We would like to reach out” (which they actually don’t reach out at all again this is a save face tactic to look good for the public that reads reviews.) At this point I'm thinking the few recent reviews that are saying how great everything is are paid/fake reviews because there is absolutely no way. I am a sociable person when it comes to my neighbors and other residents of this complex and we all are upset about how things are now being run. Mark at Midlothian is sadly no longer luxury living and I and others are counting down the days till the lease is up. People spend alot of money on the expensive rent here and there is nothing to show for it, there’s no peace while living here. I would so NOT recommend anyone to live here. There has been plenty of more recent bad reviews that I have seen that are now gone Im thinking they are asking people to delete them if they want their problem fixed but once they delete the review the issue will continue to be ignored. Would not be surprised if that was the case with how awful management is. And If you do end up leasing from here anyway … buckle up because your in for a disappointing ride.

So I’m back to write another review all they did was call me and promised this and that they still haven’t did anything they said they were going to fix and resolve the issues I complained about they said they’ll fix it and for me to delete the review but I’m still disappointed it’s been a month and half since they called and still no change

I’ve been here at The Mark for about 5 months now and I love it!! There has been a change in management since I’ve been here but it has been a smooth transition!!! The new management has been phenomenal! Michael the new manager is awesome! I came in with an issue and he has done everything in his power to assist me during this time!! Very professional !! The other staff members have also been very helpful, very pleasant and eager to help!! I love it here!!!

The Mark at Midlothian was a decent place to live before the new management took over. Unfortunately, my experience since then has been extremely disappointing, and I would strongly encourage anyone considering this property to do their research before signing a lease.
One of the biggest issues I experienced was mold in the air vents of my apartment that spread onto my personal belongings. When I brought this to management’s attention, I felt there was very little urgency or concern. The maintenance team initially told me it was not mold and refused to perform a mold test my boyfriend and I ended up getting a testing kit and confirmed it was mold. I had to repeatedly push for the vents to be cleaned. As a result, multiple personal belongings were damaged and had to be thrown away. I was extremely frustrated by what felt like a lack of concern for the condition of the apartment and the well-being of residents.
My experience did not improve when I moved out. I was charged a significant “storm water and drainage fee.” When I questioned the charge, management could not explain what it was or why I was being charged. Instead, I was told to contact the city water department. This was confusing because my water payments were made through The Mark, and the apartment complex is responsible for billing its residents. I should not have to track down the city myself to figure out a charge that the property placed on my account.
Communication has also been extremely frustrating. Getting someone to answer the phone or provide a clear answer to a basic question feels nearly impossible. Overall, I felt that resident concerns were not taken seriously and that management lacked the knowledge, communication, and accountability needed to properly operate the property.
I would strongly recommend that anyone considering The Mark at Midlothian carefully research the property and ask questions about maintenance, mold inspections, utility billing, and how resident complaints are handled before moving in.
If you currently live here, I would also recommend paying close attention to the condition of your vents and belongings and documenting any issues you find.
My experience with the new management was unacceptable, and I am glad to have moved out.
UPDATE AFTER MANAGEMENT’S RESPONSE:
Unfortunately, management’s response sidesteps the biggest concerns in this review: management, office staff, communication and accountability. Instead, it focuses on power washing, flooring, paint, pool vacuums and explaining away the gates.
There has been a constant revolving door in the office, along with changing portals, portals that don’t work, conflicting information and residents being told something different depending on who they speak with. Getting a consistent answer or finding someone who will actually resolve an issue has become incredibly frustrating.
Management also invites me to contact the office to discuss these concerns. That has already been attempted repeatedly. The response is often, “I’m new here,” “we’re working on it,” or that the person previously handling something is gone or no longer there. Calls frequently go unanswered as well.
And regarding the statement that the gates are “operating consistently”: that is simply not accurate. The gates have remained open/not functioning properly for extended periods during both the DAY AND NIGHT. This is not just during deliveries or vendor access.
Cosmetic improvements are welcome, but they do not fix poor communication, constant turnover, lack of accountability or ineffective management. A carefully worded response to a negative Google review is not the same as corrective action. I hope Avenue5 takes a serious look at what is actually happening at this property. I’ll also be going through the proper channels to ensure the right people within Avenue5 are made aware of these ongoing issues with photos and documentation.

I would strongly caution anyone considering moving into The Mark to think twice. Since the management change, the level of service, communication, maintenance, and overall upkeep of this property has become absolutely unacceptable.
Getting anyone in the office to answer the phone is nearly impossible. You can call repeatedly and get no answer, yet walk into the office and find employees just sitting around. When you do finally speak with someone, it feels like no one knows what is going on, no one has answers, and no one takes ownership of anything. The employees seem completely lost and incapable of giving residents any kind of consistent information or help.
Maintenance is just as frustrating. Our dishwasher has been an ongoing problem and trying to get it properly repaired has been ridiculous. Residents should not have to repeatedly call, follow up, chase down management, and practically beg to have basic maintenance issues addressed.
And unfortunately, the lack of management is showing throughout the entire property now. The complex looks dirty and poorly maintained. The landscaping is completely hit or miss, sometimes areas are taken care of and other areas look neglected. The pool needs cleaning and repairs, and the entrance gates seem to NEVER work. What is the point of advertising a gated community when the gates are constantly broken? The Mark, markets itself as a luxury apartment community, but there is absolutely nothing luxurious about constantly broken gates, a pool that needs cleaning and repairs, inconsistent landscaping, a dirty property, unresolved maintenance issues, and an office that residents can’t even get to answer the phone and employees who act lost and apathetic to its residents. If you are going to charge luxury apartment prices, then residents should receive luxury level service and upkeep.
People are moving out left and right, and after dealing with the current management, I completely understand why.
The Mark desperately needs intervention from regional management, corporate management, or ownership because whatever is happening at the property level right now is clearly not working. Residents are paying good money to live here and deserve far better than what they are currently receiving.
If you’re considering moving here, I would seriously recommend looking elsewhere until there is a major change in management and accountability.
