Amber, the manager I assume, is one of the rudest “helpers” I’ve ever met. When trying to pay a bill that I received an email for, she said that the email was Ai generated and actually contained false information, which meant I would be late and my credit dinged, simply because she couldn’t fact check her emails written by Ai. The apartments themselves are cheap, little to no storage in the kitchens and the apartment I stayed in was filthy upon move in, broken bathroom drawer (yes singular bc you only get ONE), roaches and paint peeling off the walls. The office is constantly full of people making maintenance requests, and for a full 6 months my ice maker was broken and after about 7/8 requests, it was never fixed so I gave up. I personally can’t recommend this property to anyone. I PROMISE you it’s worth the extra $40/$50 a month to live at an ACC (american campus community) apartment. PLUS there’s are loads of hidden fees, including “water” fee, despite the fact that we still have to pay for our own water and utilities. As well as the optional $15 a month renters insurance (that they automatically charge you for no matter what). I also requested roommate matching as I had preferred to pick the first floor due to medial issues (you either get to pick your roommate or floor preference— and neither are guaranteed). They placed me not only on the second floor with no elevator but also with someone with a cat on their lease- which I specifically wrote I am highly allergic to in my requests. Management was almost impossible to reach during this time, and now i’m stuck living with a cat for a full year. While living here there were also several break ins, LOTS of damaged cars and since there are no security cameras on site, you’re out of luck. Lastly, the year and a half i’ve lived here the gate on Memphis has never locked. Not once. I assume that’s why there’s so many break ins and damaged cars. Sincerely stay away from this property, even if the price looks enticing, IT IS NOT WORTH IT. Signed a Senior Year Red Raider who’s lived in 4 different apartments now, RUN!

Absolutely terrible apartment complex.
Cars are consistently broken into and security cameras don’t work so it’s not they can help.
My apartment had mold problems throughout my time there and all the front office would say is “discoloration” would be dealt with. (All they did was spray it). My place would flood consistently and the AC over my bathroom would leak into my bathtub and the rust would discolor my bathtub. My fridge didn’t work for the first few weeks of the lease and everytime maintenance would come fix something they would leave a mess. (I would have to clean it up)
This place is absolutely terrible despite what people may tell you. Although the price is cheap for your sake, don’t.

absolutely HORRIBLE apartment complex to live in. whatever you do, the price is NOT worth it at all to live here. Didn’t have a working fridge/freezer for the first two weeks of lease. I was dealing with mold throughout the entire time i was living here. Bathroom flooded multiple times due to plumbing issues. Maintenance is nearly incompetent and leaves messes everywhere. All in all, for your sanity, avoid the Holly at all costs!!!!!! Also, completely unsafe, mine, my roommates, and both of our boyfriend’s cars all got broken into and had our personal belongings stolen in this parking lot. The Holly does not care about the state of their property or their residents in the slightest.

The new assistant manager is very rude and has a really bad attitude toward the residents, especially when we are simply asking about maintenance requests that have not been resolved for days, or even months.
I have had a terrible experience with The Holly, and I will definitely not be renewing my lease next time.
The assistant manager shouted at and insulted my roommate when he explained that the plumbing issues had caused water to flow continuously from his bathroom for almost 24 hours. Every time maintenance comes, they simply tighten a screw, and then the same problem happens again. The whole apartment feels like it is about to get flooded.
Moreover, we have submitted multiple requests to have our balcony power washed because it has been completely ruined by pigeons. As usual, they promised us that they would take care of it, but the best part is that they never showed up. I understand that pigeons are something no one can completely control, but at least do what you promised to do. Because of this issue, we have never been able to properly use or enjoy our balcony.
