    I've been a resident here for 2.5 years, and honestly, I was a happy resident up until recently. For the past month and a half, my A/C has not been working; the temperature in my unit has now reached 86 degrees (and climbing). The maintenance and office staff are nice and accommodating, and I'm sure they're doing the best they can. However, that doesn't excuse the fact that I'm still paying full rent while enduring the rising Texas heat in my own living space. At this time, I cannot recommend this apartment complex until the management company shows they care about their residents by fixing the broken HVAC system and properly maintaining the amenities, including the elevator, gym and fire alarms. I would have renewed for another year, but given the current circumstances, I was forced to look elsewhere.

    Town houses are 3,000/month yet are poorly maintained ** town house fuse box needs fuses replaced or will short circuit out, if you work from home one of the bedrooms looses electricity a lot because of a blown fuse they refuse to replace; RENTER BEWARE **pest control was caught lying to their manager that they showed up to fix something when someone was home the whole day and in fact never showed up so after their boss got onto them they came the next day. - ROACH ISSUE **Amazon locker room has no security cameras and if your package isn’t in a locker or mail box it will be stolen You would expect the houses to not have cracks and roaches but there are. One of the bed rooms windows were improperly installed so bugs from the outside get in. When it rains the wind gets in the only way to fix this is to rip out the old and replace it and SEAL it. Showers clog easily, AC struggles to work and the pump was clogged called for workers to fix it after the ac started leaking to the second floor but WE had to fix it our self’s until the pump completely gave out. Gates do not work after they updated the system so the gate codes you had don’t work unless you use a phone app. The apartments around us the fire alarms go off between 1am-5am. One of the gyms is disgusting and the weights are falling apart and the AC doesn’t even work. For the amount of money they make from the townhouse plus apartments instead of just making the place nice actually maintain the units Also the security up front for gates is just hourly hired people they’re chill and some of the front staff is chill but the actual physical units need work

    ⭐☆☆☆☆ – WARNING: Utility Mismanagement, Wrongful Disconnection & Credit Damage Property: Discovery at the Realm | Management: Avenue5 Residential Our electricity was wrongfully disconnected on June 1 because of a utility billing error between this property, Conservice, and CoServ — not because of anything we did. Conservice confirmed the funds were refunded back to Discovery at the Realm. Management's failure to properly apply those funds led directly to our disconnection. We lost food. We lost power in extreme Texas heat. My partner lost income as a remote worker. I am the fiancé. I am the one left holding a $1,100 CoServ debt on my credit — for a time period when I was not even living at this property as a tenant. That is not a mistake. That is a failure of accountability that has followed me personally. We spent over two months — phone calls, office visits, written communications — trying to fix a problem Avenue5 created. We have now formally demanded a $5,000 settlement and a penalty-free lease release to account for the financial damage, credit harm, lost income, and emotional toll placed on our household. Avenue5 Residential has yet to make this right. To anyone reading this before signing a lease: ask exactly how utilities are billed, who handles disputes, and what happens when management makes an error. Get it all in writing. We wish we had.

    WE DON’T HAVE WORKING HVAC!!! It’s always broken and they won’t properly fix it. Residents constantly report this to the City of Lewisville Code Enforcement and they keep on telling the city they’re doing everything in their power to fix the issues, except it is a LIE!! Ask any current resident in the complex and they will tell you that buildings 1, 2, and 3 are hell to live in for a multitude of issues but mainly due to HVAC issues. Buildings 4 and 5 are not far behind. Shame on you for taking people’s money and putting them through these horrible living conditions. Shame on you for LYING to people’s faces during tours where you promise “luxury” living. How about you fix the HVAC, keep the community clean, upkeep the common areas, simply put: do what you promised during the tours and all over your website!!!! I cannot believe they get away with all of this…

    Do not live here at all costs. The pictures and venue are nice and you might see a lot of workers out so you think it’s a good place to stay, it’s not. Workers don’t do anything they just sit around all day, amenities are always broken, fire alarm goes off all the time, and above all else it is impossible to reach anyone working here to help. Everytime I call I get some automated Ai that’s no help that just leads to me leaving a message that never gets responded to. Elevators been broken for two weeks and I keep asking to get no response. Gyms currently getting the “carpets cleaned” haven’t seen anyone in there actually doing anything and perfect time to use the pool in summer right? Wrong. It worked for a week and now it’s under maintenance again. The gate to the fronts always broken and trash everywhere it really is not a good place to live at all. Fire alarms go off once a week at random times mostly in the middle of the night and they don’t send out a email to why or what’s going on.
