I have had ongoing issues with the HVAC system in my apartment, with the AC running for **five hours or more just to lower the temperature by three degrees**. The system runs for hours at a time and struggles to properly cool the apartment, which has also resulted in an extremely high electric bill, including a $359.54 bill for 1,756 kWh. The biggest problem has been management’s response—or lack of one. Despite repeatedly reporting the issue and providing information about the system, management has not taken meaningful steps to determine what is actually wrong. Management has also refused to allow a third-party HVAC company to inspect the system, leaving me without the ability to get an independent assessment of whether the system is actually functioning properly. At this point, I am simply asking for the HVAC system to be properly inspected and repaired. Instead, I feel like management has been more interested in dismissing the problem than actually resolving it. If you are considering moving here, I would strongly recommend asking about the condition and maintenance history of the HVAC system before signing a lease. It is sad because it is in a really nice location and a quiet community. The floor plans for the one bedrooms are nice, but the high utility costs would have prevented me from moving here. So until their HVAC systems get a major upgrade stay away.

We took a 7 day bareboat charter out of Nassau and had a poor experience. This was our third Moorings charter over past 15 years and Moorings is no longer what it used to be. I detailed our concerns to them a few days after the charter, sent to designated email address, and a month later have heard nothing. The Moorings is no longer anywhere near premium...similar to taking a Greyhound bus. Avoid

Quick Summary: A poorly maintained complex in a nice, walkable neighborhood. Not worth it for the price they want and definitely not worth it as they raise your rate every year while units sit vacant around you listed for cheaper (And I'm not joking, our base rent for the second year on the lease is 1425 while an identical unit is listed for 1200 and the unit across from us was vacant for at least 4 months). Pros: Quiet complex, mostly friendly neighbors, walkable to a grocery store and several restaurants which is rare in this part of Texas. Cons: The biggest one is maintenance. The staff is very nice, but our AC has been broken for a very long time. It was out for an entire month last summer, and the office does not seem to care enough to do anything real about it. Our electric bill was almost $400 last summer and it looks like we're heading that way again. I've called several times saying the temperature was not lowering the way it should be and was dismissed. Maintenance just does not seem to have the know-how to solve the issue rather than slap a Band-Aid on it and it seems they are unwilling to send out an actual professional. Just had to place another emergency call today because it is 79° in our apartment. On top of this the office staff is rude and dismissive. I had to start an email thread to get them to take anything seriously. The facilities are another matter entirely. The pool is out of service at least once a month, ceiling plaster coming down in the gym (which it seems is never cleaned), our bedroom faces the entrance gate and every other week someone rams through it and it is left to flail for several days, trash pickup people seem to come when they feel like it but they're third-party so at least that much isn't really the complex's fault. Update: sent an email the day I wrote this review requesting an HVAC company come out since this was a frequent repeat issue. Was told "[Maintenance] is in receipt of your ticket and will be there to address any issues today. [Maintenance] is EPA certified and insured to perform all HVAC work on this property. He is well qualified and adept at troubleshooting issues with regards to ACs." AC worked for 24 hours and is out again. Seriously, don't waste your money here.

For these people to lie and say they had no record of what was going on with my daughter’s apartment, blows my mind! She went through corporate, and even they were absolutely ZERO help. All they did was forwarded her emails back to the PATHETIC MANAGER, who did absolutely nothing but LIE about when her AC was gonna be fixed. There is no way by LAW in the state of Texas, they should be able to get away with someone not having AC for 2 weeks and outside temperatures reaching 90°!! I went to my daughter‘s apartment to help her move and literally had to go outside TO MY CAR in order to cool off! The corporate office is just as incompetent as the On-site managers, they hire! Run in the complete opposite direction! Do not move here!
