READ THIS BEFORE YOU APPLY TO LIVE HERE
I lived in this apartment complex for a little over 2 years, and overall, the experience was lackluster at best…
Things you should be aware of:
1. Your rent $$ amount is basically bogus.
Ever since new management took over, they have added more and more fees. My rent was $1,169/mo when I moved in, and I had a “locked in” rate due to my lease, but this new management decided to be slick and keep the “base rent” the same while adding tons of fees. I actually ended up paying nearly $1,500/mo. Mind you, this is SEPARATE from electricity, which costed me around $200-$400/mo. Not to mention, the complex advertises WIFI INCLUDED, but they STILL BILL YOU $65/mo for that wifi! Oh also one time their stupid pay rent online website was down, so I was not able to pay my rent until the 3rd AND THEY STILL CHARGED ME A $150 LATE FEE!
2. Your balcony/patio is useless.
This complex does not allow ANYTHING on your balcony or patio. YOU CANNOT EVEN HAVE A CHAIR! What is the point of a balcony if I can’t even sit on it?
3. Maintenance is SLOW.
My dishwasher was broken for so long that I literally forgot I even had one. The maintenance crew marked my request as “completed” even though no one ever showed up. It wasn’t until I called the office to complain that someone FINALLY came out. Also I had multiple roof leaks that they didn’t even fix. I kid you not, these people just put mud and texture right over the leak without fixing anything. Spoiler alert: it still leaked afterwards.
4. Gated community? Yeah right.
The gates are ALWAYS broken, so anyone can come into the complex at any time. My vehicle AND my roommate’s vehicle were both broken into multiple times.
5. GIVE 60 DAYS NOTICE BEFORE YOU MOVE OUT!
These people GOT ME for nearly $1,700 AFTER MOVE OUT because I gave them 45 day notice instead of 60. Don’t make the same mistake I did. Or maybe, just don’t rent here at all.
6. ROACHES
I kept a clean apartment, had maintenance bomb the place, AND WENT OUT OF POCKET for professional pest control, YET I STILL HAD ROACHES. I’ve talked to other people in the complex, and basically everyone has roaches.
***HOWEVER***
I will give credit where it’s due.
The staff were always friendly to me. I truly believe these are nice people doing their best, but they work for a company that does not care about the community. The staff also regularly throws little parties at the office to give back to the community. You can tell that the people in the office are genuinely trying. (Too bad they work for a crappy company)
DOG FRIENDLY
There are plenty of places to take your dog out here, including direct access to greenbelt trails, which go all through Kingwood.
**OVERALL**
Renting here will be “fine.” You’ll be hard-pressed to find anywhere cheaper in Kingwood. My advice: if you don’t HAVE to live in Kingwood, then DON’T! Kingwood prices are overly inflated, and honestly, it’s not even that nice. There are lots of shops nearby, which is nice, but due to the construction & schools causing constant traffic, flooding, and power outages, I seriously think the price premium for Kingwood is not worth it.
