    Most of the positive reviews seem to come from people who either don’t live here or haven’t experienced the ongoing issues residents deal with daily. The back gate is constantly broken — it gets repaired and then stops working again shortly after — so if security is important to you, this may not be the place. There are often unsupervised kids riding e-bikes and scooters through the streets and parking areas, playing soccer near parked cars, and using common spaces without much enforcement from management. There are also large dogs throughout the complex, and pet waste is frequently left around the property. The property itself feels poorly maintained. There are holes and patchwork repairs throughout the buildings, questionable electrical work, and ongoing wasp problems likely caused by the exterior damage. The walls are extremely thin — I can clearly hear my neighbors opening and closing doors — so even low-volume music or TV can lead to complaints. Instead of addressing the insulation or noise issues, management tends to focus on policing residents. They also added a mandatory Wi-Fi amenity fee of around $60 a month for a service many residents don’t even want. For the amount charged, the apartments are underwhelming. My base rent is $1,743 for a very basic unit, but after fees I’m paying close to $2,000 most months. The washer and dryer in my unit are outdated, and the dryer leaves clothes damp and humid if they aren’t removed immediately. The business center computers frequently do not have internet access despite the property advertising community-wide Wi-Fi. The dog park is poorly maintained as well — the shaded seating area was damaged and never properly replaced, and the gate is broken, making it difficult for owners of small dogs. Management also changes or selectively enforces rules. A towing policy was introduced after I moved in, yet there are abandoned vehicles that have sat untouched since 2024. Smoking on balconies is permitted in the lease, but management later attempted to restrict it without formally updating lease agreements. Overall, it often feels like rules are enforced inconsistently depending on who management likes or dislikes. In my experience, speaking up about concerns or tenant rights tends to make you a target rather than lead to resolutions. I included pictures of the abandoned car, the trash chute on a good day . I can update over the weekend it’s insane. I included a picture of a child on an E scooter which is prohibited. I included the dog park gate and bench with the missing cover. The holes I showed are above my son’s window it’s on a roof next to my balcony. I have plenty of maintenance requests for wasps due to the holes. The sand was giant holes they filled in. One is currently washing away again because it wasn’t filled properly. They do half behind fixes for all issues . If anybody wants any more information from an actual resident comment below.

    I would like to say a big thanks to leasing consultant ‘Delmy Rivera’ who helped me today to finalize my lease at ‘Grand Villas at Cinco Ranch’. I’m honestly impressed by how smoothly and quickly she moved everything from the tour to the application, approval, and lease signing all in one day. She made the entire process feel easy and stress-free, and I really appreciate her responsiveness and guidance throughout. Excited to be moving in to Grand Villas

    I went on a tour with Delmy, the leasing professional, and she was amazing! Even though my move in is not until fall, she wasn't dismissive like other apartments I toured. She was super attentive, professional and was able to answer any questions that I had. I can tell the staff there is a great staff that really care about the property because the community was clean and everything looked properly maintained. Overall, I had an awesome experience and we’ll be applying with them very soon!
