I am writing this review to warn potential residents—especially anyone with physical disabilities or mobility challenges—about the severe lack of response from corporate ownership at The Brandt.
I moved into this complex in November 2025. Upon moving in, I immediately submitted a maintenance request regarding a broken stairway railing leading to my apartment. This is not a minor cosmetic issue; it is a critical safety feature. I am an individual with a documented physical disability that severely impacts my mobility and balance. I require a stable handrail to safely navigate steps and access my home.
To be completely fair, the on-site assistant manager has tried to help and has been actively trying to get this matter resolved on her level. The breakdown is entirely at the corporate level. Today, more than six months after my initial request, I was told yet again that the repair cannot move forward because it is still strictly "awaiting corporate approval."
Leaving a broken railing unfixed for over half a year is a direct violation of basic building safety codes, the Texas Property Code, and federal housing laws under the Fair Housing Act (FHA). It creates an immediate physical hazard for myself, my guests, and delivery drivers.
It is completely unacceptable for a corporate office to ignore a safety hazard and a formal request for a disability accommodation for this long. I have official medical documentation, and I will be escalating this directly to HUD (U.S. Department of Housing and Urban Development), the Texas Workforce Commission Civil Rights Division, and Irving Code Enforcement.
If you value physical safety, or corporate accountability, when things need fixing then do the research.
Furthermore, you do not get the amenities you pay for. The business center is consistently unavailable. Before signing my lease, I explicitly asked if the clubhouse was available and was told yes. Once I moved in, I asked the leasing agent that was working with me and she changed her story, stating it is unavailable for all tenants due to past resident issues. Punishing the entire community for past issues is completely unfair. To top it off, the Property Manager was incredibly nasty during our very first conversation upon my move-in.
It is unacceptable to prioritize corporate profit while ignoring physical hazards and locking amenities.
I wish I would have done more research
Hello, I visited the apartment today and had a disappointing experience with one of the front desk employees. The staff member with braids was rude, dismissive, and unprofessional during our interaction. It made me feel unwelcome and uncomfortable. I hope management looks into this and takes appropriate action to improve customer service.

Hi! We’ve lived here almost 3 years. This is the first time leaving a review anywhere but wanted to shoutout Jaylin at the front office⭐️⭐️⭐️⭐️⭐️!! This complex NEEDS more agents like him!-
I had a package that was delivered to the parcel lockers (that we’re charged a monthly fee for whether you use it or not) on 4/16 that I never received a code for.
I contacted the place I ordered from and I gave it the weekend before contacting USPS, and the front office.
This brings us to 4/21 I called the front office, the lady was short, gave no explanation about the situation, expressed no empathy and essentially just said “You need to call this number and they’ll tell you what locker it’s in”,
I called the number she gave me which was to the parcel locker company, they were super kind and helpful. They let me know that the locker system had been down which is why I never received a code and that they were unable to pull up any information but that they were going to send a locker audit request to the front office with my contact so that they can open all the lockers and find the package.
4/22 - (I called the front office in the morning on the way to work and left a voicemail about the situation and the locker audit request and that I was ideally hoping to have my package before Saturday the 25th. Got no response.)
4/23 - (I still haven’t heard anything and have no time to go to the office during business hours.)
That brings us to today 4/24, I got off work early and stopped by the front office, luckily for me, Jaylin was the only agent available and was immediately so great. This was my first time being assisted by him at the office, but it was extremely refreshing compared to the “not my problem/annoyed” vibe I’ve been met with the few times I’ve been in there. He asked the other two about the locker audit, both seemed to not care/not know anything about it, one even told him it was going to take a while, but the whole time he kept telling me “I got you!” with such a positive attitude.
We walked over to the parcel lockers, opened all the lockers up, not even 5 minutes in he found my package and now I have my birthday dress in time for Monday!!!🎉
This guy needs to be leading the team!🙌
I have no idea how stressful/overwhelming this job can be but this is our home and sometimes all you want to hear is “I got you!” or simply “We’re sorry to hear that and we’ll try our best to help.”

I honestly regret choosing this apartment.
I was recently charged a trash violation fee for “double stacking bags,” which is completely false. We are only two people living here, barely home, and we don’t even produce trash daily—usually just once or twice a week. I even have CCTV footage outside my door showing that we only ever put out one bag at a time, but management refused to even consider it.
Instead of investigating properly, they immediately responded that the charge “will not be removed,” without any willingness to review evidence. That tells you everything about how they handle residents—no accountability, just automatic charges.
What’s worse is that I regularly see other neighbors putting out multiple bags, yet it feels like selective enforcement. It honestly feels unfair and targeted.
On top of that:
• The referral program is a complete scam. I referred multiple friends and never received any bonus.
• No one responds through the app.
• Office staff is unhelpful and difficult to reach.
• Calls and concerns are ignored.
This place will find ways to charge you extra for things you didn’t even do, and getting support is nearly impossible.
I would strongly NOT recommend this apartment to anyone. Save yourself the stress, money, and frustration.
At 11:41PM on March 29th, 2026, I left my parking spot proceeding down the hill of the middle path towards the always open broken gate at the front of the property. Halfway down this path is a pothole over a foot and a half wide and in some areas 5 inches deep, with steel rods both on top and at an angle along the inner left wall so exposed that you could visibly see them.
I mean, this thing is huge, if you are not watching where you're walking, you could fall into it and twist your ankle or break something. This pothole has existed in its current state for over a month. All the maintenance people know it exists, all the managers in the office know it exist. But the property in all their wisdom, have negligently decided to not repair it for well over a month. As I'm proceeding down the hill, my two left tires unfortunately found this pothole-causing the cuts you see in my tires as well as popping both of them (a pop that was so loud that two people watching nearby reacted). If I had to be the judge--based on the location of the cuts, it appears the side of my tires caught the diagonal bars located inside at the bottom left that are at an angle) because the left side of my car dropped inside. Of course, I stopped, got out and looked at the damage, approached these people, talked to them, got their contact information in hopes of the next day speaking to the office to offer such information to possibly file a complaint. at first, I thought it was just ONE tire that was damaged, but one of the witnesses pointed out that it actually popped both! I speak an an A.Marshall early March 30th, the next morning. Telling her what happened, the fact I've witnesses, the fact I'm missing work because of it. No sympathy, no empathy. She instead proceeded to give me her personal opinion as to why she believed the pothole did not cause this damage- even though I have two witnesses who witnessed the event, gave me their contact information, and are willing to back up my story because they heard and saw all of it. Boasting about her past background and experience with concrete and working on vehicles, she proceeded to basically tell me that what happened to me did not happen-all in a very rude and unprofessional manner. She gave me her email to send her all my proof, pictures, video, but what's the point of sending all that to a person who basically called me a liar and said the people she would escalate the email to would just say the same thing? This property has had potholes in that path repeatedly for so long, and their negligence damaged my property and cost me money. If you value your property, don't want potholes with steel bars exposed, don't want rude office staff not caring about your issues or flat out laying out reasons they don't believe you, and don't want to live on a property that is negligent to repair things that cause damage-DO NOT MOVE HERE
UPDATE: MARCH 31st: Just got done paying $275+ out of pocket to repair tires and pothole still remains. This place is a joke. I bet there are Motel 6’s better than this place. Broken always opened gates offering no security, roach infested buildings, water boiler/heaters from the 1980s that make shower heads rattle loudly when hot water is attempted, potholes everywhere, rude unprofessional office staff, crappy gym with almost no wipes to wipe down machines. DONT MOVE HERE
