    Management seems more focused on appearances than addressing real resident concerns. We were told we cannot keep a covered bicycle on our patio because it might affect the look of the community, yet there are no bike racks available and residents are expected to pay extra for storage. Meanwhile, our car was keyed in the parking area and there were no cameras to help identify who did it. Other residents have also reported security and maintenance concerns. When we moved in, we were told the oven and bathroom needed cleaning and could result in fees, even though that was the condition we received the apartment in. The gym is another disappointment. Some equipment is broken, treadmills and stairmills need maintenance, and the area is not always kept clean. Management should focus less on cosmetic rules and more on security, maintenance, and resident experience.

    The drop in service quality here has been incredibly frustrating. Under the previous management (Cortland), maintenance was phenomenal, and issues were consistently resolved the exact same day. Now, under Serene at La Villita, it is a completely different story. I requested service for my broken dishwasher 4 days ago, and absolutely no one has attempted to fix it or even communicate a timeline. I have tried calling both the front desk and the emergency maintenance number, but I still have zero resolution. It is extremely disappointing to experience such a drastic decline in management responsiveness and basic resident care.

    Since the management transition from Cortland, the quality of service at this community has declined significantly. Maintenance response has been poor, and dealing with the front office staff has been extremely frustrating. The most concerning experience occurred when my apartment was burglarized while my family and I were on vacation. The apartment door was broken during the incident, and according to our neighbors, they reported the situation to the front office. Despite being aware of a potentially serious security issue, the management team did not contact us for over a week. Because the neighbors did not have our phone number, they eventually contacted the police themselves. Only after the police became involved was the apartment door secured. Even then, the management team still failed to notify us about the burglary. We only discovered what had happened after returning from vacation and finding the situation ourselves. The lack of communication, urgency, and concern shown during such a serious incident was extremely disappointing and unacceptable. This has been one of the worst experiences I have had with any apartment community, and based on my experience, I would strongly advise prospective residents to carefully consider other options before choosing to live here.

    With the management change from Cortland, under the new management, the maintenance is terrible. Also the front office folks are the worst people to deal with. There was a burglary happened in my apartment when we were on vacation. The apartment door was broken and neighbors complained about that to front office and they did not even bother to call us for a week. Then the neighbors (They dont have our phone number) called the police and only then they just came to apartment and just locked the door and did not even bother to call and inform us until we are back from vacation and found out ourselves about the burglary. Worst experience recent times and suggest to avoid this community.

    Beware of Serene La Villita ! If you are hunting for an apartment here, please be extra cautious. The current management is dishonest, unprofessional, and operates in bad faith. I have lived here for years and never had an issue under the previous management (Cortland). However, when my lease came up for renewal under the new management, they aggressively pursued me over multiple phone calls and emails, pushing me to resign by promising a one-month rent waiver and a minor rent reduction. As soon as I signed, they went silent. They conveniently refrained from responding to my email seeking confirmation on the rent waiver and whether any further action was required from my side, choosing instead to inform me verbally that it would "automatically apply in January." It never did. For four months, I followed up constantly. Staff repeatedly claimed there was an internal oversight and promised to upload a lease addendum to the portal. They never did. Finally, after months of pushing, they flat-out refused to honor the one-month waiver, claiming it was canceled out by the minor rent reduction—which completely contradicts their original phone pitch and written email offer. No sane person would give up an entire month of free rent for a negligible monthly discount. Dealing with this office feels like dealing with a shady car dealership using deception to hit quarterly targets. I primarily dealt with Olivia, who was neither forthcoming nor helpful. Do not trust their phone, verbal, or email promises. If you move here, vet every document with extreme care. I will not be renewing my lease.
