I moved into Fiona Living on June 6, 2026, after relocating from Louisiana to begin my career. I rarely leave reviews, but after nearly three months of ongoing issues, I believe my experience needs to be shared. Before moving in, my original leasing agent left the property, and the new property manager, Miriam, took over my move-in and lease. I hoped new management would improve the communication issues I had already experienced, but unfortunately, that has not been the case. Since moving in, I have experienced numerous problems with my unit, including: * Water leaking from the bathroom through the wall into my bedroom. * A major ceiling leak that filled approximately half of a trash can within 4–5 hours. The resulting hole in my ceiling remained open for well over a week, exposing piping/structural areas above my unit and contributing to concerns about my increased electric bill. * Very short notice—essentially the day before—when contractors were scheduled to perform construction inside my apartment, leaving little time to properly prepare or move my belongings. * Roaches throughout the unit, including coming from vents and appearing in the bathroom. I was offered a German roach cleanout that would require me to move or consolidate most of my belongings shortly after I had just moved in. I believe this type of treatment should have been addressed before a new resident occupied the unit. * A persistent moldy/unusual odor near the kitchen/living area that I have reported without resolution. * Flooring that was described as newly installed but has lifted and remains inconsistent in multiple areas. * Broken, bent, and/or missing refrigerator components that were reported but not properly replaced. * A large opening behind the toilet that appears to have been covered with Styrofoam. * A dent in the washer after it was installed, along with packaging/instruction materials left on my living room floor and the washer-area door left off its hinges after maintenance work. * A toilet that sometimes requires 2–3 flushes to completely flush. Maintenance access has also been an issue. I work from home Thursdays and Fridays and specifically requested that non-emergency work orders not be completed during those days unless communicated with me in advance. Even after this was acknowledged, the request was disregarded more than once. Because of these concerns, I asked about transferring to another unit. I was initially told I could transfer but would essentially have to repeat the move-in process, including additional transfer/deposit-related costs, despite having just moved in. I also requested to speak directly with regional management and was told communication would need to go through the property manager. The transfer process itself has been frustrating. I was told a specific unit was available, only to arrive for the tour and learn that it was not actually the unit being shown. The alternative was a different floor plan, smaller, and upstairs, while my current apartment is larger and downstairs. I declined that option and agreed to wait for the unit originally discussed. I was later scheduled to tour that unit, but the tour was canceled only hours beforehand due to staffing issues. I was told I would receive an update, and several days passed without one. Communication has consistently taken days at times, and conversations or agreements have later been communicated differently, contributing to confusion—including confusion regarding which apartment I was actually supposed to transfer into. Early in my residency, I expressed that I wanted to end my relationship with Fiona Living before my initial 30-day period because of my experience. I was encouraged to stay and assured that things would improve. Unfortunately, my experience had instead become more difficult.

My friend moved here, and I accompanied her throughout the entire process. There’s no doubt that she made the best decision. From the very beginning, Miriam treated us so well and made us feel right at home. She is always so approachable, incredibly helpful, and knows exactly how to guide you through every step of the process. She is truly the best manager! I 100% recommend this place. Thank you, Miriam, for your professionalism, kindness, and for making the entire experience so easy and welcoming.

My husband, toddler and I have been residents here for about 2 months and have loved living here. It's nice and quiet which we really appreciate. Also, Miriam the manager is the best! She has always been so helpful, kind and patient especially with the move in process. She also makes sure to answer my questions and concerns in a timely manner. Thank you again Miriam! Keep up the good work!
