    Not a Complex I Would Ever Recommend I recently visited a friend who lives at this apartment complex, and I was honestly shocked by the condition of the property and the lack of responsiveness from management. My friend’s apartment was extremely hot and had a strong musty odor because the air conditioning had stopped working. What was even more concerning was learning that they had contacted the management office five separate times before receiving any meaningful assistance. During the Texas summer, a non-functioning A/C is more than an inconvenience—it can become a serious health and safety concern. This is not the first maintenance issue, either. The apartment previously experienced water leaks that reportedly took an unreasonably long time to repair. When moisture problems are left unresolved and an apartment is allowed to remain hot and humid without air conditioning, it creates ideal conditions for mold growth. The musty smell throughout the apartment was impossible to ignore. Property management has a responsibility to maintain safe and habitable living conditions and to respond to maintenance requests in a timely manner. Based on what I witnessed, that responsibility does not appear to be a priority here. After seeing these conditions firsthand, I have encouraged my friend to relocate as soon as possible. I would not recommend this apartment complex to anyone looking for a place where maintenance concerns are handled promptly and residents’ well-being is taken seriously.

    *** DO NOT MOVE HERE*** From a current resident with on going A/C issues that a work order has been placed for since July 2, 2026 and it is July 7, 2026– NOTHING has been done about this issue. We have gone to management twice to explain that the A/C is not functioning properly since last week and guess what? The A/C is no longer cooling the unit at all. Last night it was 82 degrees in my unit when outside was 78 degrees. You could have a new born and these people would not care that you have to endure the heat. The front office lady Shannon even said it herself today “well if you can’t wait, I don’t know what to tell you.” Who hires someone like that to work for their company? Not only that, what decent human being says that to someone who has been suffering in heat when their rent is paid on time and being as professional as possible to get assistance to be met with this piss poor excuse of customer service. This lady needs to be retrained on how to address the public. Texas code states:  Texas Property Code § 92.052 – Requires a landlord to make a diligent effort to repair conditions that materially affect the physical health or safety of an ordinary tenant after proper notice is given. A broken A/C can qualify, especially during Texas summer heat. It’s currently 2:02pm on July 7, 2026 and nothing has been done to even make an effort to repair our A/C. I am prepared to seek legal action due to this issue if my A/C is not fixed today according to Texas code that this apartment complex is not in compliance with.

    I rarely leave reviews, but people should know what they may be getting into with Richdale Management. After moving out, I was hit with charges that I repeatedly asked them to explain. Many of the fees appeared to come from companies affiliated with Richdale, yet no one could provide a clear breakdown or justify why I owed them. Instead of answering my questions, I was given the runaround. I spent countless hours reviewing my lease, gathering evidence, and preparing a 70-page dispute packet with emails, photos, receipts, lease excerpts, and other exhibits. I addressed each disputed charge individually and requested that they review the documentation before taking further action. They didn't. Instead, they sent the account to collections. I also provided documentation establishing that my dog was an Emotional Support Animal (ESA), yet pet-related charges still appeared on my account. The most disappointing part is that I did everything a resident is supposed to do. I documented everything, communicated in writing, preserved my records, and submitted detailed evidence. Rather than receiving a meaningful response, I was left with collections and a company that seemed far more interested in pursuing payment than addressing legitimate disputes. I would think twice before renting from a Richdale-managed property.

    **HORRIBLE CONDITIONS** Trash on 5th floor is always overflowing making this place look like a dump. I tried to ask the office staff to have the trash cleaned but here we are weeks later and the trash is so over filled things are on just flying any and which way on the ground. It’s disgusting and will attract rodents. Another thing, what’s up with the pool? It was opened for 2 weeks last summer and then closed again. Residents shouldn’t be charged for amenities we can’t even use!!!

    Two years here and the “luxury apartments” pitch didn’t match reality. Pool was often closed or yellow, rats at the grill area, and common area Wi-Fi was basically unusable. Spectrum billed me for a cable box I never received due to the complex’s bulk billing agreement. Final straw was being charged ($295 dollars taken out of deposit) for carpet pad replacement in a pet-free unit that was mostly hardwood flooring — ordinary wear and tear under Texas standards. The tour and marketing didn’t reflect the day-to-day living experience or move-out charges.
