    Honestly it’s been ok ! They are not what they advertised as. The pool always needs maintenance and the hot tub is not even hot. The front desk is impossible to get a hold especially because ai answers the phone and doesn’t transfer you to a real person and if you get a hold of a real person they can’t even help you with the issue. Maintenance is MIA and never get you. It’s been weeks since I needed a new dresser, needed the dryer fixed, needed the back burner on the stove fixed and it’s crickets… no one has came no one has followed up it’s ridiculous.

    When we got here there was mold in the cabinets and dishwasher, room C the bathroom didn’t work at all, when I turned on the water in room B it came out black, we found black mold in the air vents, the manager was rude, the fridge was broken the light was broken. And we keep finding more stuff as we live here more

    Location is great. Lots of students just walk up the blvd to classes. It's close to 190 and I45 too, a big plus for me. But the new ownership, as of about a year ago, are laser focused on profit-taking, and they charge bizarre fees for unjustified reasons. If you want to pay with a credit card, for example, you have to pay 17 dollars extra every time. Even a bank ACH draft will run you 10 or more dollars iirc. Recently, they signed every tenant up for a 9 dollar per month fee and didn't ask permission. People got pretty pissedoff. The fee was for a credit reporting scheme via 3rd party vendor Foxen. No idea how this is legal. Again, completely involuntary. I began receiving notices during the middle of the month letting me know I suddenly owed 9 dollars, so I went to the office and found all this out. I was told, oh you can just unenroll from that if you don't want it. No apology for signing me up for it in the first place. No assistance using their own computers to fix it either. Old management would have never done stuff like this. I think the student workers here care, and they are very cool to me, but they all have to follow what the corporate goons say. Get a receipt every time you pay rent. If you decide to rent here, my advice is to not rent the downstairs A unit. The construction of the villas are such that any little noise will disturb you on the ground floor. You can hear everything people do above you. You can hear the door slam closed every single frricking time and people who come and go constantly from the front door is very VERY loud. You can hear housemates talk in the kitchen or living room. Your door is a cheap hollow-core that has a huge gap under it so sound bounces around the empty front rooms and wakes you up. So whoever your loudest, most obnoxious housemate is, you're going to be on their schedule. Good luck if you work a 2nd or 3rd shift and need to sleep during the day some. The downstairs unit is also 15 dollars more a month. Be certain to specify to management if you are OK with living co-ed, and/or with animals. This entire complex caters to dog owners, as there is a large dog park roam area attached. Maintenance is hit and miss. I've heard horror stories in some units, but our issues have luckily been small. Currently. the lights at the mailboxes are all out, so after dark you're waiving your cell phone around like you got stranded at Fyre Festival to see how to get your mailbox key in the slot. There's a couple of street lamps that need trees trimmed back and are out. There's not enough light at the entryway either, in my opinion. Lots of people ride skateboard and walk around the entrance back and forth and I'm hoping nobody gets hit or anything.

    At first, I wasn’t going to leave a review about my subpar experience with the villas, but I just received a $300 move out bill for … paint? I moved in aug 1st 2025, (during the switch in management) I opted out of the cleaning so I could move in early. (Thx to Roben) Tell me why they are charging $300 for paint in a room that had chipped paint when I moved in? That being said, my roommates and I went two weeks without AC, they “fixed” it multiple times until bringing 2/3 of us window units. They didn’t offer any reimbursement. No reduced utility bill or anything. When we complained again to Tia she apparently had no clue we still didn’t have AC but my roommate was shown a text in the employee group chat that proved otherwise. Not to mention the ants, mold, and “admin fee”. Don’t reach out to get me to change my review. I’m asking for the removal of this outrageous charge, then i will update my review.

    DO NOT by any means lease here. It was great at first (with old management) until the new management came in a year ago. They only get things done when you threaten legal action (mold, no a/c in summer months). It took their maintenance nearly two months to get a new unit for the upstairs a/c (the 2nd month it was completely shot and not working). The thermostat upstairs was reading in the 90s all of July and all my roommates had to stay somewhere else. They won’t give them any reimbursement for the month and just now agreed to lower their electricity bill for them after my roommates threatened to sue for the temperatures in unit (illegal living conditions for this state by the way). I wasn’t even the one putting in maintenance requests for the unit and their maintenance crew complained to other two roommates about how annoying we are and that they aren’t coming to fix any issues that we have anymore, hence why it took 2 MONTHS to fix the broken a/c unit.
