I lived at this property for 18 months. Initial perception was that it was a little old, but good location - the park on the doorstep remains my favourite feature. In general the property was fine, as long as nothing went wrong.
The main issues seem to stem from a lack of management and a constant change in staff, meaning no one ‘cares’ or is invested in any sort of improvement.
My water was never hot, meaning you had to boil a kettle to have a bath. The taps were clearly capped to stop residents having too hot water, but the maintenance style took a gaslighting approach telling me it was hot, to the point I just gave up asking.
The pool was often dirty, again when asked to clean was told it was. The jacuzzi never worked, neither did the grills. Last summer the pool was closed for weeks whilst they were waiting for a new gate but it never reopened whilst it was warm enough to use.
I had 2 gate remotes, which intermittently didn’t work, when I visited the office was told they were programmed incorrectly.
The gate to the park constantly broke, and the key spun in the lock. Residents eventually gave up asking for it to be fixed and jammed it open which meant security was compromised. This was beneficial though as on a number of occasions my gate remote and gate key didn’t work so I was essentially locked out.
The sign fell off the front and was just left hanging and not repaired.
Drains constantly flood with muddy sidewalks as no one cleans them.
The handrail for the stairs to my apartment was hanging off the entire 18 months I was there.
Once we got an an email from a new manager stating she knew the property needed some upkeep and could we reply with anything needing fixing as she was keen to resolve these issues. I replied, and chased a few weeks later to be told she no longer worked there.
I was once told the property is used as a training location, so all the staff were still learning the ropes. This makes sense if they are shadowing someone else, but they were always solo, so often had to check things with management.
When I left, the office member was initially commuting from Dallas and had been sent there as they were short staffed, and then had a sign on the door saying they were ‘working remotely’. On the day I was meant to hand in the key the office was closed during working hours. I rang the number and they acted as if they were open, whilst I was stood outside a closed office with all the lights out. I had to make an additional hour trip to return the keys when someone could be in the office.
After my initial 12 month contract I didn’t know if I would be staying in Houston another 12 months. When I discussed this with the company my options all would incur a $500 extra monthly fee, either for ‘breaking contract’ or the additional rent placed on short term leases. I would get nothing extra, but even a 6 month commitment would cost $300 more. I am not American and was told patronisingly ‘that’s how it works here’.
After some discussion I was told the policy was changed and I had given enough notice that I wouldn’t be charged anything extra for leaving after 6 months. I got this in email confirmation before leaving. I was then surprised to receive an AI voicemail saying I owed $1650 3 days after moving out. I had not received any statement of leaving confirmation, and yet apparently my account had been closed and this ‘debt’ already been passed on to a collection company, for ‘breaking contract’. It was impossible to get hold of anyone to discuss this as everything is an AI generated caller or a txt service that isn’t monitored, eventually I got hold of head office and lodged an appeal. This took hours of phone calls, emails, screenshots to multiple people. This was incredibly stressful to be getting daily texts and voicemails asking me to ‘settle up my debt’.
Any postive reviews you read here, those people do not work here anymore, or mearly went on a tour. It has real potential and I hope that American communities invest into this property to make it a more enjoyable experience for future residents.
