My experience has been very different from what I expected when I moved in.
I have lived at The Abbey at Briargrove Park since November 2025, and unfortunately I have experienced an ongoing pattern of unresolved maintenance, plumbing, accessibility, parking, security, and property-condition issues.
The apartment was not ready for move-in, and I have two pages of documentation describing problems that existed when I received the apartment. Since then, the problems have continued.
The plumbing has been one of my biggest concerns. I have documented more than 20 toilet-related maintenance requests involving clogs, flushing problems, and snaking. My toilet eventually overflowed and flooded my apartment. I have repeatedly requested that a licensed plumber inspect the underlying plumbing rather than simply having another maintenance ticket opened and closed.
I have also had a shower-temperature problem since shortly after moving in. The water will go from warm to cold after several minutes, and the temperature controls are extremely sensitive. A showerhead was replaced, but that did not solve the problem. I have video documenting the issue.
Security and access have also been frustrating. I have repeatedly reported gates that remain open, are propped open, or do not properly close or lock. There have also been problems with the pool gates and gym access door.
Parking is another significant issue. I recently documented approximately 24 vehicles with apparent registration or plate issues, ranging from no visible registration/plate to registrations appearing to date back to 2020, 2022, 2024, 2025, and 2026. The property has approximately 234 units, so I believe this is enough to warrant systematic review. I was told by management that vehicle registration is not monitored.
Accessibility has been particularly frustrating. I have a handicap placard/license plate and have repeatedly asked about parking closer to my building. I was told that adding too many handicap spaces would be “against the law,” but I was not given the specific law or code provision supporting that statement. I also have concerns about a curb/slope area and have fallen in an area involving a slick red curb.
The dog park has also had sanitation and maintenance issues. I have photographed holes, a broken gate, full waste containers, and dog waste left in the area. On September 29 and 30, the waste container was completely full.
I have also had concerns about pest control, property maintenance, pool conditions, billing, amenities, and the way maintenance requests are handled.
Recently, I submitted approximately 10 maintenance tickets, and all were closed even though the underlying problems had not been corrected. A maintenance employee told me that the office does not review maintenance tickets and that tickets are closed every day. I am reporting that as what I was told, not as a written company policy.
At one point there were approximately three office employees and three maintenance employees. Even with that level of staffing, I experienced many of these problems. My concern is therefore not simply whether there were enough employees, but whether maintenance requests were being properly tracked, reviewed, prioritized, and actually resolved.
I have tried repeatedly to communicate these concerns directly with management. I have photographs, videos, maintenance records, emails, and other documentation supporting what I have described.
I am not saying that every resident will have the same experience. I am sharing mine because prospective residents should ask detailed questions about maintenance response times, plumbing, parking enforcement, security gates, accessibility, and how unresolved work orders are handled before signing a lease.
