  Si estás pensando mudarte para este lugar no lo hagas, ayer a mi esposo le quebraron el vidrio de la Ventana y le sacaron su herramienta de trabajo, es la segunda vez que pasa y nadie responde por que no ahí camaras , la unidad la tienen completamente abandonada, piscinas sucias, corredores con basura entre otras cosas busca otra Opcion

  I’ll start off by saying that the leasing process was frustrating, the office doesn’t answer calls or emails, meaning I had to take an hour off work to drive over in person so I can get a 30 second yes or no question answered. My lease wasn’t countersigned until the day of move in, meaning I had movers and everything scheduled without that guarantee that I’d actually have my keys. The people in the office are very kind and personable, so it’s possible the problem is management or policy. Secondly, the unit had a German roach infestation. That’s not the managements fault, it’s previous tenants who bring roaches. Apartment pest control is designed to be as cost effective as possible for the complex, and usually is ineffective. I could see dried roach bait all over the kitchen from previous attempts. Some research and labor on my part over a weekend took care of that issue in 2 weeks. Haven’t seen a bug in some time, and I check every cabinet and crack every 24 hours . It’s not that hard. I have wheel lug locks on my car, so I’m not worried about my wheels being stolen. I live in Houston, these are a must and are $50 on Amazon. If you don’t have some and your wheels get stolen, that’s kinda on you man. Duck poop isn’t a problem. Driving around looking at the other buildings it doesn’t look like a problem. Duck poop is only a problem by the dumpsters where they tear up the bags and eat every evening. Ducks are cool. Parking kinda sucks 10% of the time and some idiot’s car alarm is going off intermittently for the past few days. There’s trees outside my windows and balcony, water pressure in the shower is great, the drying machine mostly works, and the gate actually works sometimes. Neighbors are cool and I don’t hear a single smoke detector beep, which is sweet. You can’t beat the price per sqft of this place and it’s only a 20-30 min drive to work for me. This place is fine, just wish the leasing process was a bit less difficult.

  Convenient location, but maintenance and upkeep have gone downhill. Here's the updated version with those additions: I've lived here long enough to give a fair assessment. Getting into the apartment was smooth leasing communication was efficient and responsive. Once you're actually living here, that communication basically disappears. Maintenance requests go through an app, and that's where they stay. I submitted my first request over three months ago and it's still unresolved, despite multiple follow-up emails back and forth with no real action. The valet trash service is one of the worst parts of living here bags get spilled, torn open, and left behind instead of picked up, and trash ends up blowing around the property. The dumpster areas are consistently dirty. On top of that, there's a large duck population on the property, and their droppings end up along the walking trails, so you're tracking it back to your own door. There's also a persistent roach problem. There also seem to be a lot of vacant units right now you notice it because lights are left on in empty apartments long after move-out, night after night, which is a strange thing to see repeatedly. Move-outs themselves are handled poorly too: former residents leave furniture and belongings behind in the hallways, and it just sits there. My neighbor moved out over a week ago and their things are still piled outside my door. So on a daily basis I'm opening my door to leftover belongings on top of the regular trash, spills, and roaches. The entry gate feels like a real risk to your car it doesn't behave reliably and the speed bumps throughout the property are excessively harsh. Honestly, the neighbors and the location are the only reasons this isn't rated lower. Management should take a hard look at maintenance response times, trash/valet service, and move-out cleanup because right now, I can't recommend this property to anyone considering moving in.
