  I’ve been living here since April 2026 and absolutely love the place + recommend. The overall complex is clean and well-kept. Neighbors are friendly and nice. Maintenance is absolutely phenomenal, they always attend to my requests same day for the most part. Even in the evenings when my AC went out a few times they came by to check on me within 20-30 minutes and kept checking on me even the days after. They are so fast and attentive. Anytime I’ve ever had a problem or issue, it always gets resolved or looked into. The staff at Avilla is also amazing. Sue is the sweetest; anytime I have a question/problem/etc she is very reassuring and helps as much as she can. And the complex is close to pretty much everywhere in the Grand Prairie area.

  Terrible place the manager so rude treat the residents so bad and there maintenance team this person should get fire soon I need to report this to ASAP

  I would not recommend this apartment community based on my experience. While living here, I experienced repeated issues with poor communication, delayed maintenance, and inaccurate charges being added to my resident ledger. On more than one occasion, I had to follow up multiple times to have work orders completed, and I even had to escalate concerns to corporate to have my account corrected after charges were improperly assessed. After moving out, I was disappointed to find that the majority of my security deposit was withheld for painting. My lease states that residents are responsible for damages beyond normal wear and tear, yet I was charged for painting based on square footage after living in the apartment for three years as the very first resident. I also had the apartment professionally cleaned before turning in my keys. Before moving out, I specifically asked the leasing office for the paint color so I could purchase matching paint and complete any necessary touch-ups myself. I was told the painter didn't know the paint color. Later, when I questioned the painting charges, management responded as though I had asked them to provide me with paint, which was never my request. What was most frustrating was the lack of accountability. Rather than addressing the specific questions I raised, I received generic responses that failed to explain why normal turnover costs were being passed on to me or why I was charged to repaint areas that did not require repainting. Moving is stressful enough. Residents deserve transparent communication, accurate billing, timely maintenance, and fair treatment regarding their security deposits. Unfortunately, that was not my experience here.
