  I’ve lived here before it was Rayside residence under a different ownership and management group or should I say several management company’s. This has to be the best owner/management group that we’ve had in the past 7 years that I’ve lived here. In the words of an old man, they really give a shit and treat you with respect. Maintenance team is great as well. I seem to speak to Alicia when I have a problem and she is always super upbeat and always very nice. In this day and time is nice to have a place that you can live at a reasonable price and truthfully it pretty damn nice place to live. Thank you!👍🏼🍻

  You havent fixed my A.C. problen yet! its been a week since it went out and everytime i call you, you team acts like this is the first time they heard of the problem. Your maintaince man put a fan in my bedroom, but it only cools the bedroom and not the rest of thr apt. so i am confined to my bedroom. I have asked the maintaince people to take a unit off a vacant apt and put in my apt, then when my new unit arrives they can put in the vacant apt. I am 69 years old and handicapped, I am trying to be a good tennate because i like living in these apts, but if you dont get it fixed in a day or two then i will be forced to file with the city.

  DO NOT MOVE HERE!!! I became a resident here when it was still Tides At Lake Village. I was a resident from 2022-2026. 2 or 3 management companies TRIED to salvage it, but instead sold it to Summit Property Management where they changed the name to Rayside Residences. I was NEVER late on a payment, NEVER missed a payment, and paid early just about every month and sometimes even paid over the amount I was supposed to. I moved out March 31st, 2026, I gave my proper 60 day notice and paid the early move out fee of 80% as requested by the apartments. They did the walk through for my security deposit refund and no damages were found, so they said they will give me the entire amount back, but used some of it to pay the final bill that was owed (water, power, etc.), which I was to receive within 30-60 days. It has now been PAST 90 days and I still have YET to receive it. There’s no way to contact corporate or accounting directly and you have to rely on the Leasing office to handle it for you. At this point, I have been given the run around multiple times by telling me they mailed a check, then came back and said they direct deposited the money into my account which was supposed to be there TODAY. Guess what? DIDN’T GET IT!!! So I STRONGLY recommend DON’T MOVE HERE!!

  My bathroom floor is an ongoing issue since February. The bathroom tile has been replaced but has since been coming up. Baseboards and trim was to be replaced but was actually painted. Both of these issues have been addressed to the office manager and head of maintenance twice but yet has not been resolved after 2 weeks. I opened new work orders for both and have since been closed as resolved. This is above ridiculous at this point. Oh and by the way, I have addressed several times that my monthly rent charge is not per my lease (charging me more than my lease agreement) and after 5 months it’s still unresolved.

  BEWARE OF THESE APARTMENTS, quite literally the worst experience any tenant can have, and all within our first month living here. I’ve had to come in every other day EVERY week for 5 weeks straight about constant problems and even issues that I’ve told them about PREVIOUSLY that were never fixed or even attempted to fix. We had a disgusting leak from the 2nd floor bathroom of our townhome leaking down into our KITCHEN!!!!!!!!!!!!!!!!!! IT SMELLED LIKE POOP, PEE, AND THROWUP ALL AT THE SAME TIME. HAD THEY COME IN TO FIX IT 2 WEEKS PRIOR TO THE SMALLER LEAKAGE IT WOULDNT HAVE HAPPENED AT ALL. FROM THE MOVE IN DATE, THE 2nd floor bathroom shower didn’t have a knob for a week and a half, and once they finally installed it, when i finally go to use it, it leaks sewage downstairs. I let the leasing office and management know about all these issues and they all have constantly kept on saying the work orders were completed when they never even visited the apartment. From the very beginning of our move in date, the shower didn’t work, the toilets weren’t flushing completely, once they added the knob to the shower it leaks sewage, the upstairs sink is leaking and causing water damage, the fridge is leaking cockroach eggs and filth into OUR FOOD AND BEVERAGES, the damn foundation of the home is all sorts of messed up, the dishwasher was absolutely vile, i basically couldn’t use my bathroom OR KITCHEN for 3 weeks straight, and they have the absolute nerves to charge us the full amount of rent at the end of the month, knowing nothing was fixed or usable for the entire month. Unless you enjoy and thrive living in sewage and filth, go ahead and apply and live here. Luckily we have backup plans, but if you don’t? i would avoid at all costs.
