  ⭐️ 1 Star (would give zero if possible) PMI North Texas manages a unit in a majority middle aged retirement community in Frisco where the townhomes share common walls. For nearly a year, the tenants placed directly next to my home have smoked marijuana almost daily, and the odor consistently permeates through the shared walls, attic space, and ventilation into multiple rooms of my unit. My home has repeatedly reeked of marijuana smoke several times a week for the past year. PMI North Texas has been notified countless times and provided clear evidence, including air quality readings and police reports confirming the presence of marijuana smoke. Despite this, management seems to have taken no meaningful action and has now stopped communicating altogether. In addition, the same tenants create frequent late night noise disturbances due to their bed striking the shared wall during sexual activity. PMI has received detailed documentation on this matter, but they seem unwilling to address the issue and have not communicated any updates regarding this or the previously mentioned matter. For a community of this type, it is clear PMI North Texas shows little understanding or concern for appropriate tenant placement or for the well being of surrounding residents. My experience has been deeply disappointing. Beware. PMI North Texas is correct — I’m not their tenant. I’m the unfortunate neighbor who shares walls with their tenant causing these ongoing problems. What PMI North Texas has conveniently avoided addressing is the tenant’s prior drug paraphernalia charge from the traffic stop during the lease term. When you combine that documented charge with my continuous, well documented reports of marijuana smoke, the circumstantial evidence is overwhelmingly clear. The situation is simple: either I am somehow smoking in my own home, repeatedly reporting myself, and even calling the police on myself — or the neighbor with whom I share walls is the source. Logic speaks for itself. Attached is one of many air quality readings from a common area confirming the intrusion. People lie; data doesn't. See attached photo.

  Katie and her Amazing team! Where have you been all of my real estate investor life? They were so efficient, consistent and responsive at first that I thought, this can’t last. If you want a property management company that has transparent processes, does what they say they’re going to do, holds vendors accountable and takes care of your properties like they are the owner, look no further!
