-APT FEATURES
My apartment included: Washer & dryer, Dishwasher, Stove, Microwave. Rent is paid online through the resident portal. Everything is through the portal.
-LOCATION
The location is honestly one of the BEST parts.
Everything is nearby: Highway access, Walmart, Starbucks, Gas stations, Restaurants, Liquor store, Hospital, Dentist, Car wash, McDonalds, Taco bell, ETC
-MANAGEMENT & OFFICE STAFF
I have been under the management of Olivia (Property M.) and Kristie (Assistant M.), and they have been fantastic. Both make the property feel welcoming and are always organizing activities for residents to interact. You can tell they genuinely put effort into managing.
-MAINTENANCE & CLEANLINESS
Requests are usually completed the same day or next day. The property is very well kept. I constantly see maintenance cleaning around the property in the mornings, and landscaping is done every Monday. Property was built in 2020, which I LOVE because I am honestly tired of old apartments with layers of paint. The modern architecture and color scheme make the property feel fresh and updated.
-SECURITY & PACKAGE SYSTEM
The inside community is gated and requires a key fob for access, although the perimeter itself is not fully enclosed. I wish the entire property perimeter was gated because one side is next to the street. It takes one distracted driver to land inside the parking area. Packages go to the leasing office and then placed into lockers. You receive a notification through the app when your package arrives. I think the system is both convenient and inconvenient. Your packages are secure but if you leave town and nobody can pick up your package within 2 days, they start charging $5 DAILY.
-POOL & GYM
The pool is always clean and usually empty. My only complaint is the landscaping around the pool. There are bushes full of bees and wasps, and they’re constantly flying around. Honestly, there should not be greenery around pools. The gym is a plus because it’s open 24/7 with key fob access. DO NOT lose your key fob because you will be charged for a replacement and you will be stranded.
-PET FRIENDLY
Very pet friendly. Simple dog park. Wished it had a water source. Pet waste stations with bags throughout the property, although some people still refuse to clean up after their dogs. Please do not be that person.
-PARKING & TOWING
My BIGGEST complaint.
They offer: Covered carports, Private garages, Storage units BUT all those costs extra monthly AND Parking is VERY limited, especially for visitors. If you come back after 9 pm and you don’t have a reserved parking, you better sleep elsewhere because you will be towed. You WILL pay $300+ to resolve that. Add your vehicle or any visitor to the towing portal IMMEDIATELY- DO NOT IGNORE. ****Dylan please, buy more lot.*****
-IMPORTANT EXTRA MONTHLY COSTS
Rent is NOT your only expense here. Example: (ESTIMATES)
•Base Rent: around $1,200-$1600+
•Valet Trash: $25
•Pest Control: $5
•Water/Sewer: around $24
•Pet Rent: $25 monthly/per pet - Pet Deposit: $400 (initial only-per pet)
•Garage/Reserved Parking/Storage: around $30–$125
•Renters Insurance: mine is around $274 yearly for $100,000 liability coverage *Required
•Electricity: mine ranges around $110–$180 on the 3rd floor
•Also, I think internet is only with AT&T
-PESTS
I did have a pest issue at one point, but I figured out they were entering through unsealed kitchen and bathroom pipe openings. Caulk solved it.
-NOISE & NEIGHBORS
I have heard nightmares from other buildings, but mine has honestly been one of the calmest and cleanest. The truth is the property itself is great sometimes the residents are the issue. You will occasionally deal with: Barking dogs, Loud music, Kids running, People arguing or being loud at 2–3 AM, Weed smell despite this being a smoke-free community. I honestly do not care if people smoke, I just don't want to smell it.
3 years, I like it here. Expensive but worth it. I recommend this property to anyone willing to be a respectful resident themselves.
