  You will never have any peace and quiet living here. Ever. If you dare to ever sleep past 7:30am.... every single morning you will be awakened by the sound of multiple leaf blowers that go on for hours while doing literally nothing. You can watch them blow tiny leaves from one end back to the other and then back again. They do this for hours. Every... single... day.(there are 2 out there right now as we speak at 8:30am) When it's not that, you will be awakened and disturbed the entire day by non stop 'beautification projects" which somehow never beautify anything. This has been 7 years of this... almost every single month there has been a construction project. From pounding on the roof, to jack hammers on the cement to tearing out patches only to fill them right back in, power washing with loud generators (plus any time someone moves out which is often), painting that is a mess, pool constantly being fixed, and much more. This summer alone was ruined with - jack hammers/pavement, roof repair, painting, leaf blowers back to back that have taken the entire summer. Then add in people racing up and down route 12 with loud mufflers, police sirens, and yes even the sounds of gun fire. You will never be able to open your windows. (which barely open anyway) Which is another issue of how bad they are sealed and how high your electric bill will be. I am paying about $200-250 a month for a 1050 sq ft apartment. The apartments are massively outdated with formica counter tops and old appliances (finally got them to upgrade), no hardwood floors, very bad hard water, no water pressure, horrible showers, etc. And the off the street prices is a nutty $2700/mo for a 2bd. (note it was about $1500/mo before covid and the massive increases... with ZERO upgrades to the apartments) When I reported the cracks in the walls in building 6 from obvious foundation issues, there response was to just come in and paint over them. They’ll sell you on the country club, but when it closes every weekend, they’ll tell you it’s not an included amenity and that they changed the contract to reflect that. If you’re young or in college, the pool might be a big plus, since it’s basically spring break every weekend. Families can’t even use it after noon, and nonstop events close it down and charge admission, with loud DJs, etc. There are also plenty of sports leagues, which might appeal to younger residents, but they all cost extra. And how on earth do college kids afford to live here? The food hall closed and nothing replaced it except office space. There is barely any lounge or hangout space. The little coffee shop is about it, and with this many residents—and everyone trying to escape their loud apartments, good luck finding a seat. The entire old food hall should have become a lounge/co-working space, but apparently they can't find a way to milk more money out of it or sell alcohol there. There are few free resident events, and they’re the same thing every month, almost always centered around alcohol sales. The upstairs lounge near the country club pool could be another hangout spot, but it doesn’t open until after 4pm. Why? Because it has a bar, so apparently the all-important alcohol sales come first. For all their constant 'cleaning' the stairwells outside our doors are massively dirty. Good luck with your Valet Trash every getting picked up. In the past 6 months I have reported it over 20 times that it hasn't been picked up. And often it will sit out there for days. I had Racoons living in the crawl space above me fighting with each other in the walls and squealing. It took them over 1.5 months to get them removed. Front gate is constantly broken and people just drive right in Here are the few pluses - I never hear my neighbors side to side but you can hear them below you somehow. Maintenance is normally fast. I have met and called countless times and nothing ever improves these concerns. They don't care. If you want peace and quiet, definitely look somewhere else.   Just a heads-up for anyone considering this apartment complex. I've heard ongoing concerns about foundation issues in Buildings 1 and 3, and some residents believe the buildings may be slowly settling. It's surprising that this isn't discussed more openly during the leasing process. Make sure to do your research before signing.

  Warning for prospective tenants: Buildings 1 and 3 have known foundation issues and appear to be gradually sinking. In my opinion, the leasing company has not been transparent about these problems. I believe potential residents should be aware of this information before signing a lease and do their own research.

  Nice place, but gates are always broken and there are major issues with American cockroaches at the apartments right by the creek. At one point I was seeing around 4 a day. Village Exterminator is hard to get a hold of and ultimately doesn't do much. Me and my husband took preventative measures into our own hands, but they still kept appearing. Really sucks to be paranoid in your own home.

  I lived here for 4 years. The first two years were actually great. Management was responsive and the amenities were well maintained. But after the property was sold to a new company, things went downhill fast. Management, services, and the overall quality of the amenities all declined noticeably. The gated entrance is basically useless. The mailboxes were broken into and we couldn’t use them for over a month. Several neighbors had their cars broken into and someone even tried to break into my car, the alarm went off. Management didn’t do anything about it. On top of that, Buildings 1 and 2 reportedly have foundation issues, which is a serious safety concern. If you’re thinking about moving here, I would strongly recommend researching thoroughly before signing a lease.
