I have lived in several places that called themselves luxury, but they all lacked responsive management and reliable maintenance. The 23 is different. The management is professional, and the transition between teams during management changes had been handled very well because they kept a lot of the original maintenance and office staff in the beginning. The property is always clean; I see the cleaning crew on my floor daily and they are working all day.
The location is prime. It is the main reason I chose this place, as you can hop on 35 quickly without fighting the worst of the traffic, which is a major advantage on game days/concert days. They have also done a great job with updates, specifically on the eighth-floor entertainment area.
What I really appreciate is the Apartment Life program. Dan and Gillian do a great job of hosting events and bringing everyone together. They host yoga by the pool, sip and paint, food trucks, and even surprised residents with Chick-Fil-A while they drive out of the garage in the morning. I met my friend group at one of their whiskey tastings, which was a huge help since I didn't know anyone in the city when I moved here. They even offered to help me move in on my first day.
It is nice to live in a building that feels like a real community rather than just an apartment building. I think more apartments in the city should start to utilize something like Apartment Life because it changes the living experience. If you want a well-managed place where the people actually care about the residents, this place is great.
Sorry if you already moved-in. But I would not recommend living here at all. There were constant issues with noise, frequent parties, cigarette and marijuana smoke, flooding, lost packages, and poorly maintained amenities (broken pool, dysfunctional treadmills).
The biggest issue was the smoking. My floor constantly smelled like cigarette and marijuana smoke, but the security and management's response was that unless you could actually spot someone smoking in the hallway—which was basically impossible bc people smoke indoors—cannot do anything about it. Letters were sent out few times to no avail and nothing really changed. This speaks of not only the management but also the residents and culture here in general.
Management was also difficult to get a hold of, and even when I eventually heard back, there was rarely a real solution to the problem. Looking back, I would have chosen one of the other neighboring condos without hesitation. If you're just looking for the cheapest option in the neighborhood and don't mind putting up with these kinds of issues, it may still work for you. But for me, the lower rent wasn't worth the trade-offs in quality of life I had and I am really glad I moved out because my new condo feels so nice without any of those issues.
I haven't moved in yet but so far the leasing office specifically Humberto has been absolutely incredible. I'm moving in next week and everything so far has been 10/10. Very excited to be at an apartment building with this good of service.
Truly one of the best living experiences that I’ve ever experienced! The community team is incredible! The community is well maintained— seriously couldn’t ask for more! I recommend living here to anyone!

i Absolutely love living at the 23. the entire staff from concierge to maintenance to management has been incredibly nice. communication has never been an issue. The community stays clean and have never had any issues. I absolutely love living at The 23. From day one, the entire staff concierge, maintenance, management, and even the cleaning team has been incredibly friendly, professional, and always willing to help.
Communication has never been an issue. Anytime I’ve needed something or had a question, the response has been quick and clear, which makes a huge difference. The building is consistently clean and well maintained, and it really shows that the team takes pride in the community.
I moved in last summer and can honestly say I haven’t had any issues since. It’s been a smooth, stress-free experience the whole time. The upgrades and remodel theyve done to the lobby, and clubhouse have also been great!
Highly recommend The 23 to anyone looking for a well run, welcoming place to live, plus you cant beat the views!
