DON’T MOVE HERE IF YOU WANT TO PAY FOR AMENITIES YOU CAN’T USE! My fiancé and I have lived here for almost a year, and we can’t wait for our lease to end. When we first moved in, everything seemed great. Management kept telling us that the remaining amenities would be opening soon, but that never happened. For the first couple of months, the trash was rarely picked up. It would overflow and make the entire first building smell terrible. We reported it multiple times, but nothing was done until about a month later. During the winter storm over the holidays, management canceled Spectrum without notifying residents. Internet is included in our rent, yet we were without service for nearly a month with no communication or explanation. Since September 2025, the ceiling fans on the third-floor hallway have been broken, and they’re still not fixed. The gym also remains unfinished, despite promises that it would be opening soon. In January, our refrigerator started randomly shutting off. When we called maintenance, the technician arrived off the clock and appeared to be intoxicated. Instead of fixing the issue, he told my fiancé to “just flip the switch” and not bother calling over something minor. That was completely unprofessional. Getting in touch with management is nearly impossible. If you leave a voicemail, don’t expect a call back. For almost an entire month, the trash room was overflowing, with bags piled up outside the disposal door because there was no room inside. We left one bag outside for a single day and immediately received a trash violation. It’s frustrating to be penalized when management failed to keep the trash service under control for weeks. Now the elevator has been out of service for three days, and based on previous experiences, I don’t expect it to be repaired anytime soon. Overall, management has been extremely unresponsive and negligent. Residents are paying for amenities that either don’t work or have never opened, while basic maintenance issues continue to be ignored. I would not recommend living here unless you’re prepared to deal with poor communication, ongoing maintenance problems, and paying for services you may not actually receive.

Not a place you’ll want to stay at. Trash gets full and then they have the audacity to charge you when you leave a bag outside your door. It has been almost a year and this is a constant problem. Our fridge constantly turns off bc it blows a switch in the box and all maintenance said was turn flip over, not something I should be doing to keep my fridge on.

I have lived in Building 3 for over six months, and I am extremely frustrated with the ongoing issues surrounding the elevator. It seems to be out of service almost every week, and this has become a major inconvenience for my family. As a parent of four children, constantly having to carry groceries, strollers, and other necessities up and down multiple flights of stairs is exhausting and unacceptable. An elevator is an essential amenity, not a luxury, and recurring outages significantly impact residents’ daily lives. I understand that occasional repairs are unavoidable, but the frequency of these breakdowns suggests a larger issue that needs to be addressed. I hope management takes this concern seriously and works toward a permanent solution rather than temporary fixes.

Me and my husband have been looking for a new place to reside at since our current place is up for renewal. After extensive searching for a larger apartment we were presented with a beautiful 3 bedroom 2 bath apartment at the Standard at Royal apartment complex. Not only are the amenities wonderful but the staff is incredibly friendly and very knowledgeable about their property. We will be applying for this complex in hopes of approval. They have many promotions and the assistance programs to help you get approved. If you are looking for a new apartment with great finishes and many amenities close to highway 35 this is the complex for you. I would highly recommend them to anyone looking.
