I have a criminal history and was clear about it with them and asked on multiple occasions via text, email, phone call, and in person if it would be a problem. I figured that since they have a medium risk sex offender listing as living at their units that I would have no issues with my lesser risk felony. They charged not only two application fees for $85 dollars, but they also charged a $200 administrative fee which is non-refundable. I had asked them their specific criteria for criminal history and they insisted that transunion made the decision for them.
That is a lie, transunion allows landlords to set the criteria for filters that can provide acceptance, denial, or conditional approval. After being denied they said that their parent company set the criteria and that specific denial or acceptance information is not available to them. To me this is fraudulent, as if a company has that information available to them and they don't share it when an applicant is forward and wants to know up front of they will be denied up front, then they are accepting fees off of false pretenses. If nothing else the parent company is enabling fraud by not making this information available if this is true.
Don't waste your money with this company, you can see from the reviews that I'm not the only one dissatisfied with this process. I am trying to get back on my feet with a job and this company milks me for a total of $370.00 which could have just been avoided had they given me their rental criteria from the beginning.

Also you can see that I asked several times regarding criminal record and they even acknowledged my parole. Always someone is going to get back to me but never a solid answer.

Roaches, roaches, roaches, roaches. Tlermites causing structure damage to windows, mold, raised baseboards and drywall from water damage, roaches in the oven and fridge. This apartment management is so bad I had to get Code Compliance involved and was able to get out of my lease. Code compliance gave 4 situations that were never resolved. If you live here and have an issue, email Caleb, head of management at City of Dallas Code Compliance. I made it 5 months here and had to get out. Hallways smell like urine. Elevator and garage gate are always broken. Very unsafe with the homeless shelter behind the complex. The building directly behind it is for parole and probation check in. Homeless people sleeping in the parking garage and hall ways. Do not waste your time and money, it’s not worth the stress.

⭐️⭐️⭐️/5 — Honest Review After 2 Years
My husband and I lived here from 2024–2026, so we had two full years of experience. I debated between 2 and 3 stars, but chose 3 because some issues were outside the property’s control.
🚨 Security: ⭐️/5
Security was basically nonexistent. 🤣
The garage gate was constantly broken, allowing anyone to enter and park inside. This is how my husband’s truck was hit THREE times. Cameras were installed during our last six months, but conveniently weren’t working when the incidents happened. There were also only cameras on the rooftop and first floor.
We also saw multiple vehicles broken into, with belongings scattered everywhere.
Management eventually installed a new security system for the doors, elevators, and garage, but the locks constantly broke or residents propped doors open. The garage gate was still frequently broken or left open for months.
The elevators were another huge issue. They were constantly broken and sometimes took months to repair. The security system also didn’t work properly, allowing anyone to use them.
Being pregnant, living on the 4th floor, and carrying my senior dog up and down the stairs for months in the Texas heat was awful.
💰 Move-Out & Security Deposit
We moved out at the end of June 2026 and still haven’t heard anything about our security deposit. Emails and calls have gone unanswered. I may have to go to the office in person just to get an answer.
Also, pay close attention to your move-out date.
Our move-out date was a Sunday, when the office was closed. My husband asked how we’d return our keys and was told they’d extend our move-out date until Tuesday.
We assumed this was free since they offered it because their office was closed. Later, we received an email charging us rent for those extra days.
We eventually worked it out, but read everything carefully when moving out.
🏠 Apartment: ⭐️⭐️⭐️⭐️/5
The apartment itself was honestly the best part. Cute, comfortable, and nice to live in. Better security and management of the common areas would have made our experience much better.
🔧 Maintenance: ⭐️⭐️⭐️/5
Maintenance was okay, but slow. For the first year and a half there was only one maintenance worker for the entire property. Eventually they hired another.
If something wasn’t handled reasonably, going directly to the office usually worked.
📦 Packages: ⭐️⭐️/5
They use Fetch, and our experience was terrible. Packages went missing, refunds were difficult, and customer service was frustrating.
I eventually sent important packages to my parents’ house or used Amazon lockers at the 7-Eleven next door.
🏊 Amenities: ⭐️⭐️/5
Pool: Never use it. 😂 One resident regularly brought 20+ people, leaving trash everywhere. Later, the pool frequently turned green.
Gym: Small but workable.
Lounge: My favorite amenity. Great place to get out of the apartment and do schoolwork.
Dog park: Poorly maintained, poop everywhere, and residents threw trash into it.
🏚️ Homeless Population: ⭐️⭐️/5
There is a large homeless population nearby, which isn’t surprising since there’s a shelter next door. I regularly saw people in the garage and hallways, but they generally didn’t bother us.
The biggest issue was trash left behind after dumpsters were searched. Once, my trash bag was ripped apart and trash valet wouldn’t pick it up.
📍 Surrounding Area: ⭐️⭐️/5
There is a venue across the street, and when events end around 11 PM, it can take 30–40 minutes to get in or out of the garage. Visitors also took up parking, especially when our gate was broken.
The 7-Eleven next door was great and the staff were always friendly. There’s also a movie theater, liquor store, vinyl shop, restaurants, and bars within walking distance.
Final Thoughts
After two years, I wouldn’t live here again, but I don’t regret living here. The apartment itself was great; the biggest problems were security, elevators/garage, packages, maintenance, and common areas.
If you’re considering living here, tour it yourself, ask about security and elevators, and read your lease and move-out instructions VERY carefully
