    If I could give 0 stars, I would. My renewal experience with Progress Residential has been one of the most frustrating customer service experiences I've ever had. I accepted a $500 July rent concession through the resident portal and have screenshots confirming it on April 15th. Before signing my lease, I disputed my renewal rate because it was significantly higher than comparable Progress Residential homes in my neighborhood. At no point was I told that disputing my rent would cause me to lose the concession I had already accepted. I only learned that after my lease was signed. Throughout this process, Rodrigo in Leasing, Chloe AI, Riley AI, Omaru in Leasing, and DeLaina in Renewals all failed to communicate this critical information. This entire dispute could have been avoided if a single person had disclosed that accepting the revised rental rate would void the concession I had already selected. Primarily, Delaina who helped me through the entire process did not once do her job in disclosing company policy. I have since escalated the matter to Courtney in Renewals and Sharon in Account Management, and despite providing documentation and a detailed timeline, neither has offered a resolution beyond repeating company policy. My issue has never been with the policy itself—it's with the complete lack of disclosure before I signed a legally binding lease. To make matters worse, the renewal process was plagued with problems. The resident portal repeatedly failed to load, my original lease had to be corrected because my husband was omitted, and I ultimately had to complete everything through DocuSign. I also called approximately eight times over the course of a month requesting a return phone call and never received one. I've never paid my rent late during my tenancy with Progress Residential. Because I reasonably believed the promised concession simply hadn't yet been applied, I paid my July rent less the $500. Instead of acknowledging the communication failure, Progress Residential assessed a late fee and refused to honor the concession. Also, this lat3e fee was assessed on a holiday weekend when they were closed for business to offer a resolution. This entire time and during all 8 calls Delaina was conveniently "not available". This experience has shown a complete lack of communication, accountability, and customer service. Policies should be clearly explained before residents sign binding agreements—not after.

    We’ve lived in our house in little elm for a few months now, and this company has already shown their true colors. I called about our Air conditioner a week ago (it’s 83 degrees in our house during the day). They didn’t respond to our ticket on the portal, and nobody answered the emergency repair line for 3 days. I finally got ahold of someone the following Monday, he said I’d get a “text” later that day like what?! Then it never came. They then sent it the following day and scheduled it for THREE DAYS AFTER THAT😂 absolutely ridiculous. It’s unacceptable. I have children from 12 years of age down to 10 months old and we are sweating in here. Not to mention our electric bill has been trending up we usually use 80-90 kw a day for our family, but now we’re using upwards of 124-140 with fans just trying to stay slightly cool.     DO NOT RENT FROM THIS COMPANY If you are looking for homes filled with mold, grime, plumbing that hasn’t been updated in 45 years, cracks and scrapes along every door and door frame, then these are the homes for you! And if you’re lucky enough to be able to get in contact with a property manager, they will just say “well it just sounds like you’re unhappy and have been since before you moved in” instead of your needs as a tenant actually being addressed. Their customer “advocacy” team will respond to negative and reviews and seem to want to help, but will just close your ticket immediately without ever addressing your concerns. I am disabled and unable to move until my lease is up, hoping the mold doesn’t make my chronic conditions any worse. I really wish I hadn’t signed a lease with this company

    Darron was great! He listened to my concerns and addressed the appropriately. He was extremely professional and did a great job! While Darron did an amazing job. Progress Residential as I company I would not recommend. They don't care about the residents and are extremely greedy and cheap. My backstory of one of my most recent issues with them that my concerns were ignored. I reported this issue March 6th and I couldn't get an appointment until March 24th (whom did absolutely nothing). I couldn't get the next appointment until May 20th. This will well over 2 months before it was handled? The first guy (Manuel) came and only stayed 3 mins without checking on any of my issues? Only stated " lights aren't flickering now, if it happens again call them" It took another 3 weeks to have someone come out to confirm the issue then I had to wait for a vendor. Who then forwarded it over to Oncur(the electric provider). Oncur stated it was a major fire hazard and disconnected the electricity until it could be repaired. They stated something as simple as turning on a light switch could have burned the house down. Furthermore, I lost several days of work dealing with the electricity going off and on. Over two months is unacceptable when dealing with something of this matter and I stated several times that it was a fire hazard. I was denied compensation because they are saying it was handled in a timely manner?? I think it's only fair that we have compensation for this past couple of months. This WASN'T an appropriate time frame to handle a situation that was a fire hazard. RUN FAR FROM THIS COMPANY!

    READ TILL THE END. HAS BEEN EDITED AFTER WEEKS OF NON RESULTS Was a quality company up until about 6 months ago they decided to implement a AI chat bot that is pathetically bad. (To fire local and outsource staff) Hopefully they course correct or this will review get significantly worse and more detailed about what im currently experiencing with. How a leasing company cant even manage a lease. Really shows how greed is ruining good businesses Edit. It has been weeks and I can not get a single person of their "retention team" to call me so they can understand what is going on. Im trying to simply edit my lease and the AI portal eliseAI is stuck in a loop. And non of the staff are being helpful at all. I always get told "someone from the retention team will reach out and call you" but they never do. They respond with they same copy and paste "you need to use the portal" bit their portal is broken. Just some background i have lived in this same home for 8 years. Their services have declined DRAMATICALLY IN THE PAST 6 MONTHS
