I lived here for two years in a second-floor apartment toward the middle of the complex, facing inward toward the courtyard, and I had a very positive experience. This was my first apartment, and I would gladly move back.
Pros:
* Quiet: My apartment was generally very quiet, especially after 7–8 PM.
* Very few pest issues: I saw maybe two spiders during my entire two years and don’t recall ever seeing a cockroach. I also never personally experienced mold.
* Responsive management: The office was generally responsive when I had an issue. For example, my oven clock stopped working and, after I followed up twice, they got someone out to fix it within 3 days.
* ESA/pet experience: I provided my ESA documentation before bringing my cat in and received written confirmation regarding the fees. After that, I was never charged pet rent. I also wasn’t charged for any pet damage when I moved out, because my cat didn’t damage anything.
* Parking: I could almost always park directly in front of my building.
* Clean and reasonably maintained: I never felt that my building was particularly unkempt.
* Temperature: Being on the second floor and facing the courtyard meant my apartment stayed surprisingly cool, even during the summer.
* Move-out: I thoroughly documented the condition of my apartment when I moved in and was honest about anything that happened during my tenancy. I got my deposits back and received roughly $1,200 back at move-out. The inspection itself was also a very pleasant experience.
* Rent: I felt the rent was reasonably priced for what I was getting.
Cons:
The water bill was somewhat expensive, although not outrageous. There were also frequently puddles around the sprinklers near my building, although I don’t know whether that was related to the water bill.
The apartment next to mine also had unusually high tenant turnover, although I have no idea whether that was related to the complex or simply the individual tenants.
I know some reviews mention mold and difficulties with ESA/pet paperwork, but I personally experienced neither. That doesn’t invalidate anyone else’s experience; I’m only speaking to my experience in my particular building and unit. I kept my apartment clean, followed the rules, documented everything, and maintained a good relationship with the office, and I never had any major problems.
Overall, it wasn’t the most luxurious place, but I was genuinely happy living here for two years. I left on good terms, got my deposits back, and would absolutely consider living here again.

Slum Lords: No 24 Hour Maintenance
Contacted 24 hour maintenance at 6:30pm and 7:30pm. Then contacted property manager via email. She stated someone would be out but I needed to give them time because they live in Arlington that was at 7:37pm, still no 24 hour maintenance. It’s now 10:16pm and it’s 90 degrees out and 83 degrees in my unit. This place is a joke, “owner” is going to reply to this message to appear helpful and concerning. Which is never the case. Because if they really cared they would contact residents directly. Just thought everyone should know.

Going on year three and couldn’t be happier! The pool is amazing and the grills actually work unlike other places I’ve lived. I’m very much looking forward to spending the summer here! Jazmine and the ladies at the front office are so helpful and nice.

Richdale Management was, without question, the worst property management company I've ever dealt with.
After moving out, I was billed for numerous charges that no one could clearly explain. Several appeared to come from internal companies Richdale uses for billing, yet I was never given a clear justification for what I was actually paying for. Every time I asked for an explanation, I got vague or inconsistent responses.
I disputed the charges by sending a 70-page letter with supporting exhibits, emails, lease provisions, photographs, and other documentation. I had records of virtually every interaction. None of it mattered. Instead of addressing the issues I raised or explaining the disputed charges, Richdale simply sent the account to collections.
To make matters worse, I had already provided documentation showing that my dog was an Emotional Support Animal (ESA), yet I was still assessed pet-related charges.
People always say, "Keep everything in writing." I did. I documented everything, saved every email, and organized extensive evidence. It still wasn't enough to get Richdale to fairly address my concerns before sending me to collections.
Based on my experience, I cannot recommend renting from any property managed by Richdale.
