  There are roaches. We complained numerous times about them. They barely came to spray, and we had to ask them multiple times to come and spray the apartment. Only towards the end of the lease did they start to come more to spray. Even with that, we still would see at least one roach a day, sometimes more. They will be all over your kitchen. In the bathroom, we had roaches, earwigs, and all sorts of bugs you don't want to deal with. We complained multiple times about broken items in our kitchen and they did not take care of it.

  It's my third year living here and I have no complaints: good and quick maintanance services, good care of common areas, friendly staff and neighbors. Recommended.

  I lived here for eight years. Rent was decent, and the only real complaints I had was extremely intrusive cooking smells from other people’s apartments, and one time I had a somewhat noisy neighbor below me, but I moved to a different unit and it got better. I received a non-renewal letter this time around, and they would not provide me a reason why. The only thing I can assume is because I practiced my rights as a tenant and requested mold to be removed from my home that was significantly impacting my health. Once I got an attorney involved they decided to pay for a detailed mold removal instead of just offering to clean the vents originally. Now that I’m out of there, I know it was for the better. I will not miss this place at all, and it’s definitely time for some new management.

  The move-out experience was very disappointing. They make billing errors and also find ways to drain money from tenants during move-out! My neighbor was charged over $500 on top of losing their entire deposit. I was also wrongfully charged over $200 and had my deposit unfairly withheld! The staff Preston P. is rude and aggressive. Overall, the move-out process was too frustrating. I am currently taking legal action in Small Claims Court to fight these unreasonable charges and recover my deposit. Highly do NOT recommend renting here. There are quite a few other better options in the area. I was charged for a “strong marijuana odor,” even though no one has EVER smoked or used or possessed marijuana in the apt. I was also charged for a crack in the vinyl flooring that was already there when I moved in. They charged a bedroom cleaning fee even though we I cleaned the apt before I left. I disputed these charges with my move-out photos, but they refused to make further adjustments. In all my previous apt rentals, I had NEVER had a single dollar deducted from my security deposit. But this one took deposit AND charged extra unreasonable fees.

  Maintenance at Preston Bend is outstanding. Every unit I walked through was immaculate and living here for six months I can see why. The maintenance team member I’ve dealt with is Santos Avina - his work is impeccable. He did a sheetrock repair that was flawless. I knew it was there and I still couldn’t find it. He’s also a real gentleman, truly a professional, and it’s a pleasure to deal with him. Everyone at Preston Bend is super competent, from corporate to reception. I moved from Virginia so I did everything long distance and the whole process was seamless. The fact they have this level of professionalism in maintenance speaks well of the whole organization. I recommend Preston Bend without reservation.
