  I used to enjoy this community, but it has gone downhill drastically. While my actual apartment unit is amazing, the community spaces are an absolute disaster. The gym: is a consistently a terrible experience. Half the machines don't work, and the equipment that does work is left a total mess. People refuse to wipe anything down (ITS LIKE PEOPLE FORGOT ABOUT COVID19) or put weights back where they belong. Parents also leave their children completely unattended in there, letting them play with heavy and dangerous workout equipment like a playground, it’s a day care. The pool area: just as chaotic. Parents let their unsupervised kids run wild, splashing and bothering complete strangers without a care in the world. Between the non resident guests and people swimming fully clothed (yes, including shoes!) a relaxing pool day is impossible. Forgot to mention the BBQ grills, either out of order or growing mold and maggots. Meanwhile, the hallways and staircases are constantly littered with trash and dog waste. When you bring these issues to the office, the staff offers nothing but lazy excuses, telling tenants, "We know, but we can't do anything at the moment. Or we’ve already addressed it" when we know nothing has been done. They refuse to enforce basic community guidelines, and their only "solution" is to occasionally close the pool, which just punishes the residents who actually follow the rules. If you want to enjoy the amenities you pay for, look elsewhere.

  I would not recommend anyone to live here!! When we first moved in there was no electricity on half of the apartment. Then our A/C went out TWICE and had to use a window unit, which obviously did not cool the entire unit. Parking is a nightmare my car was towed twice.. There is not enough parking for ALL residents, let alone any guest you have visiting. We ended up paying $200 a month for a garage to guarantee parking. Which at first there "wasn't any available" parking spots or garages but a negative review caught the leasing office attention. Maintenance had 3 garages in building 4 and they cleared out one for us. Neighbors leave trash in the hall over the weekend until valet trash picks up. We moved out March 30 and still have not received our deposit back. Have tried to call multiple times but of course no answer. Our unit was occupied for 18 months and they charged us of carpet removal and paint for the ENTIRE apartment. I wanted to wait to post this review until after we got the security deposit back. Maybe this review will catch their attention and call us back. Under Texas law landlords must return security deposits within 30 days of tenants moving out. Save yourself the stress and do not lease here!!!

  I’m about to move into One90 Frankford, and my experience so far has been excellent. The onboarding process was smooth, well-organized, and stress-free from start to finish. A big thank you to Taylor, who guided me through lease signing and made sure I had everything I needed before my move-in date. She was professional, responsive, and genuinely helpful throughout the entire process. Based on this experience alone, I’m very excited to be joining this community!

It’s a place that perfectly blends comfort, safety, and a modern lifestyle all in one. The amenities are outstanding: a beautiful swimming pool to relax, conference rooms ideal for work or study, game rooms to enjoy with friends and family, and an elegant event lounge that makes any celebration special. One of the best features is that it is fully pet-friendly, allowing pets in all areas, which truly makes it feel like home for everyone. The sense of security and comfort here is exceptional, making it a perfect place to live with peace of mind. Without a doubt, One 90 Frankford is more than just a place to live — it’s a place to call home. I kindly mention Miss Liz and Taylor who have been very attentive and very communicative with us.   I am honestly shocked that this place has 4.3 stars, I guess that's what happens when you have your family and friends leave positive reviews to inflate your score! It's interesting that all the positive reviews are posted within the same hour on the same day. Living here was nothing but a nightmare. Prior to move in they refused to send us a lease until 3 days before our move in date. They would only respond to my husband when we reached out to the leasing office with concerns. Move in was fine, except half of our unit had no electricity. We lived here for a 18 months and in that time the coded doors broke 2x, the elevator broke 3x, and we would constantly receive texts about threatening tenants in the complex for "lease violations." Meanwhile, the hallways smell like trash and weed, people do not pick up after their pets, and the elevators are constantly dirty. Neighbors play loud music into the night, and cars constantly are blasting music at 3 am. There is no parking for guests, and they will have your car towed. This property is not well maintained, and the leasing office is even worse. It is impossible to get a hold of anyone who is actually helpful. Management is "out of office" conveniently when you call. When we moved out they withheld our entire security deposit and claimed that they had to replace every carpet in the unit. This violates tenant rights and normal wear and tear laws. When trying to work with management to fix this, they were incredibly rude, unhelpful, and negligent. It is impossible to get in contact with corporate to escalate the issue. If you think this is a good place to live, read the negative reviews and believe those. Do not waste your time or money on these apartments.
