Lived here since 2023, and while full of imperfections, this new management (Living Residential) has ruined this place even more in only months. As soon as you actually need more than a tour they are unresponsive, rude, and will gladly turn a blind eye to tenant concerns. This building has a huge bug problem. Both cockroaches and bedbugs have been found across apartments, the lobby, and other common areas. When asking management to get it taken care of as soon as possible, they didn't take our concerns seriously (even after sending them pictures through email, work orders, and even showing the pictures in person). They refused to acknowledge that they have spread across the building and kept informing it was being "contained" as we are hearing ALL of our neighbors complaining about the issue. If you sift through the fake 5 star ratings they've been trying to push since the switch you will find COUNTLESS reviews just within these last few months talking about the cockroach and bedbug problem. The highlights are that some of the concierges are great and the maintenence is pretty fast and capable. But do not be fooled by the low unit prices because the cost of utilities (that you cannot control as it is shared across your floor) and forced valet parking will put you at a higher cost than living in another liveable complex downtown. Do not be fooled by the fake 5 star ratings that are only given about a specific staff member and not on the complex itself. Do not be fooled by the new flashy common area upgrades because they are not caring about their tenants at all. They are not addressing the terrible living conditions in this building then putting a gold star on top to cover everything up. They are creating a facade. Please save yourself the time and effort and DO NOT MOVE HERE!!!!!

Lemon gets 5 stars. Her, Leon, & Will are the ONLY good things about this place. Literally been dealing with bed bugs for the last 6 months . Quite annoying and atp just want to get out of my lease to move. The air doesn’t work unless it’s freezing cold . It’s just not a positive living experience.

Lemon, Leon, and Janice are amazing!! I’ve lived here since October of 2025 and anytime i need any help or have any questions I know I can go to the front desk and they will have the answer! Lemon specifically is so great! She greets me every time I walk in the door and no one is as personable as her!

Lemon makes this place safe and better and the way she talks and connects to people has made this place feel like community… You guys should never let her go because she’s one of a kind, not to mention that she loves on everybody’s pets!! She’s the best!

WORST APARTMENT MANAGEMENT
Please, do not listen to these high ratings of people who had only toured or lived there for a month before reviewing. There is a huge turn over rate on this apartment complex for a reason!! I have lived at Manor House for 3 years. I have put up with the most dreadful things. Cockroaches everywhere (even in common areas), physical altercations often (in May 2026 I woke up around 3 am to man down my hallway yelling "DON'T SHOOT! DON'T SHOOT!"), pipe leaks and flooding frequently, broken toilets, a/c never getting cold and having a hard time heating randomly, new staff every month, filthy filthy filthy common areas, extremely expensive forced valet parking (they recently changed vendors which is now somehow more expensive & previously the valet were well known for damaging your car/stealing your property with no cameras in the parking garage), and the list goes on. I was not in a place to afford a move, so I had put up with it all until just recently with the new apartment management switch to Living Residential LLC.
I have never been so disrespected in my life. There is a bed bug infestation across several apartments on the 12th floor and it feels like they are genuinely attempting to cause an outbreak. I had to fight tooth and nail to get my apartment inspected let alone sprayed. I sent them pictures of the bed bugs and they still refused to spray several times. When I went into the office to address my concerns, I was returned with the property manager informing me that "Well, I had bedbugs and it's not that bad" & "I have lived with a bigger infestation, so you can continue living in your apartment." That was the solution I was given. With no progress being made, I was relayed to the regional manager for Living Residential LLC Bryan Z. The amount of unresponded emails I have is absolutely ridiculous. He does not work on the property, yet had enough time to stop by to come check how the new LED light fixtures were looking and continue ignoring my emails. This property is actively trying to fix the aesthetics over the actual living conditions of its residents. I do not want to see a reply to this review stating "We would love an opportunity to address your concerns" because that was not true even when I was a resident. Countless "we'll call you back" "we'll let you know when the property manager is in" "we'll email you a response" and never hearing back. I was forced to take time off of work to go in person to the office because I was not hearing anything back. The cherry on top was the property manager still trying to charge me random fees that did not apply to my contract as I was leaving this awful apartment. If I can help anyone avoid any property owned by Living Residential LLC, I would be elated.
The only good things about this complex were alright location, maintenance was quick (which there was a lot of need for), and the only 2 good staff members I was blessed to know for all 3 yrs: Leon and Janis. They are genuinely the light in this terrible terrible place.
Please, DO NOT live here for your own well being!!!
