  The apartment complex itself is good, and the maintenance team is decent. However, my biggest concern ended up being true—they charged me a significant amount in move-out costs. One example was the bathtub. It started discoloring within the first month after I moved in. Thankfully, I had reported it immediately and even asked the management to confirm in writing that it wasn’t my fault. They still included the charge initially and only removed it after I reminded them about their written confirmation. The rest of the charges were also frustrating. I had already paid around $200 for professional cleaning before moving out, yet I was still billed a significant amount for additional cleaning. They also charged me for alleged damage to a kitchen cabinet, but the photos they provided didn’t show any damage. I genuinely don’t know what damage I could have caused during a one-year lease. Overall, I ended up paying far more than I expected for move-out. Unfortunately, this seems to be a recurring issue at this property, especially among students. If you decide to live here, document everything from day one, keep written records of all maintenance issues, and take detailed photos before moving in and after moving out. Otherwise, be prepared for potentially expensive move-out charges that may be difficult to dispute.

  I wanted to wait until everything with move-out was completed before posting a review. I lived here for just over 8 years and it was a great experience. I only moved when work took me elsewhere otherwise I would have stayed a lot longer. The location was just what I was looking for at the right price point and pet friendly which was a must. Leasing office staff have always been friendly and responsive and I simply can’t say enough nice things about the maintenance staff. Tino in particular took incredible care of my apartment and waved anytime he saw me. The complex paid for carpet cleaning every year that I renewed which was excellent having dogs. The apartment itself was gorgeous, vaulted ceilings, lots of natural light, fireplace, built in bookshelf, huge tub. The complex has tons of green space and I loved seeing people out playing basketball and pickleball and just enjoying the community. At one point I even had a group of fellow residents in a text group to bring our dogs to the dog park together. On to the part mentioned a ton in other reviews: move out. To put it simply, I have no complaints. I was incredibly worried after reading other reviews and I even voiced this to the leasing office. I had the apartment professionally cleaned before move out, I took good care of my space while living there, and I received 3/4 of my deposit back. I can’t speak for everyone else’s experiences but I had no issues, didn’t need to call or fight or anything, I just got a check in the mail. Take care of your space and you shouldn’t have any issues either. EF was an incredible home for me and my pets and I appreciate everyone there who made the whole experience so very positive.

  I should have written this review a long time ago. I have been a tenant here for a while now and I’m extremely satisfied here. The customer service here is great. The property manager is always on top of everything. The staff at the leasing office and the maintenance crew always go above and beyond to ensure great living experience in this community. If you are looking for a safe and reliable apartment complex in north Dallas area, this is the place to be. Highly Recommended!

  “If I could give zero stars, I would. I only came in to inquire about the two-bedroom apartments, and I was met with a cold, dismissive attitude. I felt terrible. I honestly do not recommend this place to live at all—not for families, not for a comfortable visit. It was just a very unpleasant experience.”

  Unfortunately, my experience with Sarah at The Estates at Frankford was disappointing. Update: Over 1 month later and no outreach or comment from management regarding my experience. You get what you pay for. Communication was unprofessional, and I found interactions to be unnecessarily rude and dismissive. As a real estate professional, I value responsiveness and courtesy, and this experience fell well below expectations. I hope management addresses these concerns and focuses on improving customer and vendor relations.
