  Terrible place, do not move here. Poorly built property, obviously rushed construction. The front or patio door is not sealed! Kitchen appliances falling apart, ice smells like mildew. The microwave reacts like metal is inside when I use it. In the middle of my application process, it they said the rent went up so I had to wait even longer to be approved for an extra $200 a month on the rent(the higher rate is still not on the site), I’m not even in the larger unit I was initially given a rate for . As soon as I walk the halls it smelled horrible, plumbing issues are consistent(they did not tell anyone, you will find out after you lease). Now they are “repairing” our showers and taking their precious time as this has been ongoing for 3 weeks now with no completion date noted. The continuous construction is very noisy. Creepy, weird tenants and employees. Oh boy if I knew this is what was in store for me

  These reviews are superficial and phony as they come 😂🤣! The ratings should be closer to a 3.4 rating, but I sense people are under deep illusions by it being a new building and the apartment photos, making it look like this perfect apartment complex. It’s overrated to the highest gods. The only true fact is that the units are nice on the inside. But there’s much more to this property and their “amenities,” but I’ll let people come experience it on their own lol. In the next 5 years, these reviews will look no different than other apartments in this area. To each their own. If you like a distant, detached, quiet and hands-off type of living environment, then this property may be for you. It looks like luxury on the surface, but it doesn’t feel like a real community. It’s more ghost town and bait and switch maneuvers. The neighbors are very detached and don’t engage. Instead of a simple “hello, how are you today?” neighbors wait until the hallway is completely empty before coming out or rush off as quickly as possible or hide. Others stay in their own bubbles detached from the world. You may see some at the pool or hear people loud talking on their cellphones in the hallways, but that’s about it. It doesn’t have the normal community feeling you would expect. Don’t come here expecting that. This is also a mixed-income community, so do your research before moving in. Cypress Creek Montfort Drive has 116 apartments for residents who qualify based on income (between 30% and 80% of the area median income) and 52 apartments at regular market rates. In my experience, the community feels very disconnected, and the vibes are not as friendly as some of these reviews make it seem. That’s what got me shocked at the reviews? I feel the tenants are avoiding to truly come out with truths. One time, I went to empty my garbage and could hear someone silently unlocking their door. Instead of just coming out and handling their business, they stayed hidden and watched at me. I’m from a large city in South Florida and have lived in different neighborhoods, homes, apartments, and townhomes in both middle class and low income areas. I’ve never experienced this type of atmosphere before. Where I’m from, people get their mail, take out their trash, and go about their day without avoiding basic human interaction. You don’t have to be best friends with your neighbors, but this level of awkwardness and paranoia feels strange. I just kept walking back to my unit. That’s not a community vibe to me. If you move in and have children, keep them close in these hallways. Don’t mistake “it’s so quiet and beautiful” for automatically meaning it’s safe. Stay aware while walking the property and consider installing a doorbell camera. Dallas has better communities in similar areas with better property management. The hallways are extremely long, and it’s like a maze getting to your apartment. This isn’t the easiest property for people who don’t have cars. The community policy is a trip. They have an app for maintenance requests and communication, but residents don’t really have a place to openly voice concerns. Maintenance can be hit or miss lol. They’ll come if you keep pushing, but they can also leave tickets unanswered. No one really checks on you unless you continue following up or go to the office in person. Not everyone is computer literate or smartphone savvy, especially senior citizens, disabled residents, or even people who are simply busy. The community policy can leave you confused or feeling like you’re reading a disconnected telephone book lol. Management is distant as well. They have the same detached personality as the overall community. Everything feels superficial, disconnected, and like a “whatever” attitude. I’m honestly surprised the rating is at 4.6. In my opinion, it feels more like it should be somewhere around 3.4 to 3.7. People tour the property and leave reviews based on the appearance, but living here daily is a different experience.

  Mixed income housing with a luxury feel. It’s a quiet community so far and everyone I’ve interacted with from management to residents are very friendly
