Living at this apartment complex has been an extremely stressful and UNSAFE experience. Simply getting in and out of the property is a daily nightmare due to constant congestion on FM 1488. TRAFFIC is nonstop and poorly managed, turning even the most basic errands into exhausting ordeals. Going to the closest grocery store—which should take no more than 10 minutes—regularly takes 30 minutes each way because of gridlock, long traffic lights, aggressive merging, and backed-up intersections. What should be a quick grocery run becomes an hour-long commitment, day after day. With very few alternate routes, residents are left stuck with no realistic way to avoid the traffic. Also, a very important point to be noted is they are extending Old Conroe Road RIGHT OFF THE STREET THE COMMUNITIY IS LOCATED ON all the way to 105. Construction on that is scheduled to begin shortly.
Safety throughout the property is a serious concern. CARS HAVE BEEN BROKEN INTO, and VEHICLES HAVE BEEN STOLEN DIRECTLY FROM THE PROPERTY. Knowing that break-ins and thefts are occurring makes it extremely difficult to feel safe even parking your car overnight. This level of crime should never be acceptable in a residential community.
The dog park situation is completely unacceptable and genuinely DANGEROUS. The area is consistently dirty, poorly maintained, and covered in dog waste. Even worse, there is absolutely no enforcement separating large dogs from small dogs, nor any visible supervision by management.
There was a TERRIFYING INCIDENT where a very large Cane Corso–type dog attacked a much smaller dog. The larger dog ATTACKED & pinned the smaller dog to the ground and began violently shaking it while the smaller dog screamed. A man was able to pull the dog off the terrified pup; however, it was horrifying, and the outcome could easily have been FATAL.
After this incident, I no longer felt safe bringing my dog to the dog park or even walking around the property. Between the huge AGRESSIVE dogs, lack of rule enforcement, VEHICLE BREAK IN'S, vehicle THEFTS, and constant traffic issues, management appears indifferent to basic safety, cleanliness, and resident well-being. To top it off, the manager was never in her office. Due to the wooded location, there are HUGE roaches and snakes throughout the property that somehow make their way into your residence. Watch out for FEES....they will charge outrageous fees on top of your base rent that are ridiculous, bringing your monthly RENT UP exponentially. Also, be aware that rents are charged differently for each tenant depending on what you can negotiate. We had a professional cleaning company clean our home prior to move out and the management still tried to charge us CLEANING FEES that were not warranted. I had to get my neighbor to come to our home to witness the fact that our home was spotless upon move out.
This is not a peaceful or secure place to live. No one should feel afraid for their own safety, their belongings, or their pet’s life in their own home.
Save yourself the stress and look elsewhere. This place is not worth it.
