  I would not recommend living here. The customer service is terrible. I was charged for a HOA violation, but no one ever told me what the violation actually was. I sent multiple emails and text messages asking for details so I could fix the issue, but no one ever responded. I also emailed several times asking for information about their 4-bedroom homes because I was considering upgrading when it came time to renew my lease. Once again, I never received a response. Looking back, I’m actually grateful they ignored me because I have no intention of staying here. The quality of the homes is disappointing. The flooring is already falling apart because the materials are so cheap. Another issue is the rent. My advertised rent was supposed to be $1,899, but I ended up paying around $2,200 every month because of all the extra fees they add on. None of these charges were clearly explained upfront. To make things worse, if your rent isn’t paid on time, they are extremely quick to send an eviction notice. If you haven’t paid by the 10th, you can end up paying eviction-related fees plus an additional 10% of your rent. That can easily add up to around $500 in extra charges after only 10 days. Overall, this has been an awful experience. Poor communication, hidden fees, low-quality construction, and aggressive policies have made living here incredibly frustrating. I can’t wait to move out.

  Upon arrival, there were multiple issues throughout the property, including dead bugs all over the home. There were also several maintenance issues, such as a broken fence, a running toilet, a ceiling fan that made a loud noise, a kitchen faucet that was loose, and the lights were out in both the microwave and the refrigerator. Additionally, the hot water was not working properly. The exterior and storage areas also required significant attention. The yard was parched and seems to be the only home in the neighborhood from viewing other yards in the neighborhood that doesn't have any hedges or plants in the flowerbed. The front entryway had multiple insect nests and needed powerwashing, as did the patio. The back patio door was badly chipped, and the garage was dirty and full of spider nests. It was immediately apparent upon moving in that the home had been sitting vacant for a while. It seems the issue stems from only being shown a model home during the self-tour, creating an expectation that the upkeep of the actual home would be the same. Furthermore, I experienced extremely poor communication with management, as my calls and emails went unanswered. I also never received the checklist to complete upon moving in the home which was said to be left with the keys. When I finally go ahold of someone it was said it would be emailed, also never received it. I reached out multiple times to upper management and finally was able to get in contact with someone who will address my concerns. I also reached in regard to moving to a better home in the community and/or breaking my lease due to the poor conditions of the home and am still waiting on a response. Also there is rarely anyone at the leasing office to address concerns. I went to speak to someone on my move in day and was told they were in a meeting. On a positive note, Xavier did an excellent job completing all of the tasks he could control in a timely manner, and he maintained a positive attitude throughout the process. I hope this information is helpful for improving the move-in process for future residents.

  Umm I rarely leave reviews but I really like this development. Ms Beverly and team really want to know what they can do to make your stay better. Everyone is always polite and maintenance has REALLY improved.

  I have had a great experience living in my home. The maintenance staff have been amazing and very helpful with all requests.

  If you like delayed maintenance responses, this is the place for you. We have had a clogged sink all day. It's 1720 hours, still waiting.
