My wife and I lived here for four years here and we are confident to say it’s the best apartment you could found in College Station. Buildings and apartments are nice and modern. There are many wonderful amenities, beautiful pool, fitness room and even free EV charging! There are lots of exciting events either different interesting topics every month. Neighborhood is very friendly! Last but not least, stuffs working here are the best! They are all very sweet, kind and helpful! We had a great time for past four years, definitely recommend to live here!

So far I am loving the new apartment. I feel like I have room to breath and although it is taking me a while, it's feeling more like a home not just a house. My neighbor's are nice, the place is kept clean, and the office staff are amazing. Huge shout out to Marron, this guy is a seriously good maintenance tech! The guys he talks to seem to hold him in high respects and he is very knowledgeable. Takes care of ppl as much as he can.

I was a resident at Caprock Crossing for 3 years and paid my rent on time every month. I had no complaints or issues during my entire time as a tenant. When I moved out, I overlooked a prorated balance of about $400 for the final 8 days of my lease. During my entire residency I always received reminders when rent had not been paid by 5PM on the 1st, but for this final balance I received no reminder, phone call, or notice that anything was owed. What makes this even more frustrating is that I was in the office twice after moving out to return keys and handle move-out items, and I also spoke with the office several times on the phone making sure everything was squared away. At no point was the missed $400 balance ever mentioned. Instead, the balance was sent to collections with a $1,500 reletting fee added. From my understanding, the reletting fee in the lease is intended for tenants who break their lease or fail to give proper notice, which was not the case here. To make matters worse, the apartment was re-leased only 8 days after I moved out, showing it was left in good condition and ready for the next tenant almost immediately. Despite this and my three-year history of always paying on time, management refused to work with me after I spent over a month trying to resolve the situation. As a college student who worked and paid my own way through school and through this lease, this was incredibly disappointing. After three years of being a responsible tenant, the lack of communication and unwillingness to work with someone in good standing was extremely frustrating.

*EDIT* I received an email from sandra today reciting the same information, now mentioning dark stains in the carpet that werent in her notes, and pointing out any singular hair they could find stating it required “extensive cleaning”, doesnt matter if they will clean the apartment before a new tenant moves in, Or maybe they wont and its up to the previous tenant to leave it spotless for you? If you happen to rent unit 1415 next and you do see these nonexistent stains please notate them, so they dont pin them on you too. Oh & dont leave a single hair anywhere. I hope the $200 went to the in house cleaning. *Original* Please be advised my intent is not to deter you from renting here, i will leave that to you based on your own experience, i would simply like to share ours in the event you encounter the same scenario. We rented here for about 8 months and had to move out early as my husband had a job change, we paid our dues (early termination, final month prorated charges) we were treated greatly while we were there but i beleive complexes no longer care to be amicable once you have moved out . We received our move out statement and were confused as to why we were not getting any portion of our deposit back and we actually owed $25 . Which is not a big deal that can easily be paid, but there were no damages other than patched holes on the walls from mounted furniture that we were reasonably charged for painting. Where we believe charges were unfairly assesed was a $75 “carpet cleaning fee” for the carpet not being “professionally cleaned” when there was no mention of that being a requirement on our lease or during a pre-walk just a few days before we moved out. We were told we could rent a carpet cleaner and provide a receipt. Which we did, and it was accepted( when my husband called about this he was told that they never got it but i have their email response thanking us for sending the receipt) we were also charged a $200 “full apartment cleaning” fee which also came as a surprise as per out lease agreement i cleaned all appliances, countertops, tub, sinks and toilet as we wanted to leave the best impression we could, we did miss the baseboards which had dust and pet hair on them which is pretty inevitable if you have pets. We were provided photos Sandra -the leasing manager took along with notations when she did the final walk through of the apartment once we moved out, i would also like to mention she was the one who did our aformentioned pre-walk the few days before and the apartment was in the same state even cleaner at move out and she stated everything looked good and if anything it would just be painting we would be charged for. Jayce from the front office was also present when this was stated but i would like to leave him out of it because he was really kind. In her move out notes, which i have attached her notes state everything is “good” or has “passed” she states the countertops and appliances need a “ wipe down” understandable as things may get dusty even after they are cleaned. I will leave their photos, (i have crossed out Sandras last name as i would still like to respect her privacy,i also took my own move out video that just like their photos will attest to how clean this unit was left) up to you to decide wether a $200 full cleaning charge is fair and justified. *this is being posted after waiting two weeks for our concerns to be reviewed and their central billing department only refferncing these photos and a paragraph in their lease stating “reasonable charges” may be assessed, no amounts provided or any line regarding a madatory or standard charge for these things.* the $25 balance has been paid and we have decided to let the issue go as we dont beleive the outcome will change. As i told Sandra in my email, if this is how they would want to be treated then by all means they can keep our money. But if jtheyd like to reasses we are always available. I dont beleive leaving reviews brings about change, they may not care about this at all but again this is just about sharing our experience.
